GMS: Tell us little about the beginnings of LMMA?

Tim: I was working for another land management company that managed mineral and surface properties in Southern West Virginia and Kentucky. I was watching the activity in the North Central and Northern Panhandle of West Virginia as well as Pennsylvania and Ohio. As I traveled through these areas I was frequently asked why there was no one to assist mineral and surface owners with the oil and gas leasing.

As time passed I decided that I needed to be in the Marcellus and Utica areas so that I could better assist landowners and work with local attorneys as they dealt with oil and gas companies leasing in these areas. So in August of 2010 I formed Land & Mineral Management of Appalachia, LLC (LMMA).

  

GMS: What do you think separates you from of other land mineral management companies? 

Tim: I think that my experience and the experience of my partnering company Legacy Asset Strategies, sets LMMA apart from the companies working with landowners today. We have over 50 years of combined experience in leasing, gas processes, pipeline right of ways and royalties. Our group also works with landowners, guiding them on how to manage the money they receive from bonus and royalty payments so they are protecting the revenues received to benefit themselves and their heirs for years to come. 

We work with Landowners from the leasing process through receiving royalties as well as working with the landowner as the wells and pipelines are being drilled and/or built. LMMA is an advocate for mineral and surface owners and acts as the conduit between the gas company and the landowner.

GMS: How are current commodities prices effecting activity in the Utica/Marcellus?

Tim: The current pricing is having an effect on how busy the gas companies are relating to leasing and the number of employees. We have seen large layoffs in the Appalachian region from many gas and land companies. We believe that we will see a continued emphasis on drilling units that have been drilled in the past,  as well as drilling newly formed units. We also believe that with the construction of additional pipelines, the drilling and production will continue.

 

GMS: What should people keep in mind when fielding offers?

Tim: Landowners should always keep in mind that the surface and/or minerals are theirs, not the gas companies or Pipeline Company. When the landman or right of way agent knocks on the door, be careful not to sign anything until reaching out to experienced professionals for advice and/or direction. We recommend that Landowners also keep in mind that time is on their side. When a gas company attempts to compel the landowner to make an uninformed decision, that is the time to slow down and gather as much information as they can in order to make a more informed decision.

 

GMS: What do you see for future (1-2 years out) of the Marcellus and Utica? 

Tim: We see the continued slowdown of leasing in the next 1 to 2 years. We recognize that gas companies have thousands of acres they need to drill. We believe continued drilling will be based on pricing and the pipeline infrastructure being proposed. We understand that not every surface owner wants a pipeline built on their surface. We also understand that in order to sustain the revenues that mineral owners are experiencing, pipelines need to be built. LMMA has the experience to assist mineral and/or surface owners with whatever issue they are experiencing when dealing with a gas company or pipeline company.
