Marcellus UNIT Construction

A new Marcellus well pad is being constructed on adjoining farm.  My farm is about 95 acres.  How can I find out if I am included in the unit?

The pad has 3 numbered wells, (one lateral for each well)  Those in the unit, do they participate in royalties from each well, even if the lateral goes away from their physical acreage?

Is more than one Marcellus well drilled on one unit?

Can one physical 95 acre site be included in more than one unit?  I.E, the farm that joins on the opposite side of above (I am between two wells) has a Marcellus well.

In Pa, when the unit is declared, it will be filed with your county. Go to your county website and search for either the Company that is doing the drilling or your own name. It will only come up under your name if you are part of the unit. 

Who ever is part of a declared unit will receive royalties from all the wells producing in the unit.

Yes more than one well can be drilled in one unit, but of course there could only be just one well or just one well to tie up(hold by production)  all the unit acreage until future wells are drilled on the unit. 

Yes 95 acres could be ( and probably will be ) in multiple units. Also, depending upon your lease, the driller could hold by production your 95 acres while only putting 1 acre or even less in a unit. Which means you would get royalties on 1 acre,but the lease on the other 94 acres will never expire....at least they will probably drill and unitize the rest of your acreage at some point, which is when you would start getting royalties on the balance of your land untized. This does depend on your lease language though.

If your in the unit the gas co. will send you a unit map. Talisman started the well pad jan. 9, 2010, and the well was put on LINE AUG. 17 2011. One well only.  The pipe lines took about 5 months to complete also. The Wilber well was started in FEB, 2011 and that well when on line Aug 21 2011. Our property is in 2 units, and Talisman sent a letter with the unit map stating the royalties would be paid in about 60 days after the wells were on line.The unit maps run 2600 ft wide, and 10,500 ft. long. I think the county tax map is used ,and the unit map brounty lines are drawen over them. You will see all of your neighbors property lines that are in the unit.The unit map lay side by side,and it looks like the gas co. will drill all of wells township. They will be here for years.
