"Mass Signings negate Landgroups in Mahoning County!"

Last week it was at the Petersburg and Springfield townhall.  This week HilCorp will set their team up at the Struthers and Poland High School, even the Poland Methodist Church is going to have Hilcorp presenting to all the landowners large and small that they too are a part to the greatest Oil and Gas find in American history.  As should be they are taking the leases straight to the people en masse, every parcel from the quarter acre to the cemetary, landgroups are now obsolete.  Of course no one is forced to sign and are allowed to take the leases to their lawyers if they so choose.

Very shortly, all of Mahoning will be leased and next year the production begins.  Folks, this is what we at Ohio Land Management have been waiting for and have studied as landowners to be the best way to get production started, after all we understood paper flipping was the name of the game in the beginning but we knew right away, that what really matters in the long run is when do we get to see the corn from the stalk, the matured prawn that will bring the payment in, the harvest.

Craig's just getting a little grouchy in his old age, lol, right buddy? Ron we just get hammered on so much as ALOV members that are outspoken on this site, maybe we get a little defensive, i think you can also relate.

I think at this point most of us on here have come to a place of mutual respect, Craig included i am sure, over coffee we have both admitted we sure would like to see a call for a vote and know our payday is coming soon. Happy Holidays, Good Luck in12

James, I'm okay, sometimes I get bummed once in awhile.  Yes, we are a great group of landowners here and we are giving the players a run for their money, meaning we are not letting them run over us.  Really, I just do not want any landowner to be taken advantage of by anyone.  I have made a living serving property owners but only receiving a fair reward for what I do, being compensated for the work and only the work.  During this oil rush, I have seen lawyers and middlemen profit more than they worked for.  Our land management agreement says the landowner can fire us anytime they want if we are not performing.  Of course if we are then that is a different story.

Ron, Spot on there man, we all have to earn, and we all live here so our integrity cannot be for sale.

I do sometimes worry when i say be patient, stay the course, i have no skin in their game, just my own property. I would hate to send the wrong message, but i really dont think i am. top dollar is less important than lease language in my book, and royalty % is more important than up front $ for sure.

If a landowner has 25, and up acreage, let him bargain, otherwise don't lease.  If you need the money now, rest assured the government if of the people, will mandate a scientifically safe job.  Then there is BP why did they push them to drill in the middle of the ocean :')

In the event that a driller makes a move on leasing eastern Trumbull, ALOV will see a breaking of their ranks.

Seems like local independents are jumping into the middleman landgroup play, albeit too late.  Tonite, Poland Village , Ohio just got a dog and pony show from an independent morphing....... interesting they offeed $5600 an acre for Village land.

Nice offer.....does this "independent morphing" have a name? I assume it is not Hilcorp or Chesapeake.................? Please share.....competition is a good thing , at least for the landowner , correct?

Last night I saw the documentation presented.........I was shocked, this reputable independent appears to have sunk down to outright marketing!    "People, sign this agreement and we have six months to market your oil...you can't do anything until we get back to you and.....we get 5% when we lease to CHK or Hilcorp."    This is bad wherein, land gets tied up with flippers and drillers have more work to do to clean up a unit.  Everyone out there now knows anyone can go straight to CHK or Hilcorp and lease directly.

At least Co-Xprise , for example , had a direct deal with Hilcorp for their mass signing here in Lawrence County.

I understand what you mean. We have to get under production to begin reaping the big rewards of royalties and tactics like these only prolong the process. Most folks can't see past the signing bonus and don't consider the value of being drilled nearly enough. It would be better to lease with a company that is leasing your neighbors to help expedite this process. Of course the independents tout better addenda which for some is a serious consideration also.
