Can anyone tell me a fair realistic price per acre in Monroe County, Ohio. We only have 10 acres and we were offered 7000.00 an acre. I live out of town so I have no contact with what is going on there. I just want to protect my family. Thanks for all your help.

Is it leased?  If so royalty % years left on the lease?  Which township?

This property is in Sunsbury township. It is not yet leased. I am just curious about the offer we have been given and how it compares to others.

Is it an offer to lease the mineral rights or an offer to purchase the mineral rights ?

If it's an offer to buy I think it's to low.

It is an offer to lease. 5 year contract. I really appreciate you input. Trying to sort through all this is so confusing.

A company that visited me in September was offering 5,000 per acre and two weeks ago same company was offering 7,000 per acre and this is Jackson Twp  prices.  Remember the riverfront townships have at least three formations that companies are interested in.  So even 7,000 per acre is on the cheap side.   No wells currently being drilled in Jackson Twp.

Teej, I live in Sunsbury, Some people only got 1500 an acre in the early stages and were happy with 1/8 th ( 12 1/2%) royalty. A lot of people held out and negotiated for 5000 to 6000 an acre plus 17 / 20 %. Some recieved higher. Your offer is in that range. However, you might want to consider that your not leased land might be more valuable , especialy if its holding up production!!
