Stupid part here is that every deal you see between the Gas companies and buyers .. the price per acre is avg $14,000 not 3,000 and that is from WV to Northern PA . not one deal was less than 12k..
so make of it what yo will, but I don't see why actaull land owners are being offer so much less than competing compnaies .. Oh and the arguement of gathering lines does not hold here, as 90% of the land purchased between companies has not infrastructure at all...

The bigger dollar per acre deals are usually for thousands of acres--not 100 here and there. It's usually in less risky geography and comes with expertise of companies. If you can pull 20K acres together in good shale areas, you would get pretty nice offers too. The thing you have to remember is that they are signed, sealed, and delivered leases. All the ground work/landmen work is already done.
we are sitting on 25,000 acres and most of the people(90%) involved are agreed.. so we will see and being in Delaware County NY and not in the WAtershed, puts us smack dab in the mddle of the Best Shale areas..
