Nate. I'll call you tomorrow. What some people dont understand are different areas are hotter than others. Sometimes because of the depth of minerals or if it's gas....oil.....or wet gas, etc. There are SEVERAL reasons as to why bonus is higher in one area than the other. Also, not all shale plays are the same.......
There are so many more factors that goes into buying leases that mineral owner are not aware of and sometimes they miss the boat and the time has passed them by because they were "too" stubon and thinking that everyone is goin to get the same bonus. It's funny when people relate the Utica Shale play to the Eagle Ford........ALL shale plays are different and handled different because of this reasons.

If you can wait until Spring, I think you will see lease bonuses move into the $5,000. range and 20% royalty. Hey, what is another 90-120 days to maybe get another $1,800. per acre. If you are getting a written drilling commitment, what's the rush? Look around you, each and every county has seen large lease bonus increases, always after the beginning of a new year.

Nate,  I never said that amount was in Stark Co. But I know for a fact that in surrounding counties landowners are getting those terms. The most I've heard currently in Stark is $3250 and 17% Gross.

Does anyone know what osnaburg twp, is getting now? I know they started at $200 and acre than $350 than $500, $750 and last was $1000 for 5 yrs. more for 10 yrs.  They sure played a game and would like to know what it is up to now. Thanks

im not really for signing a lease for drilling but everyone around me is signing up and i figure they are going to come very close to me and mayble i should sign and just get the royalites.i only have 7 acres and they said they would not put a well on it and the well they intend to drill is a mile away,what do you guys think.
