Washington County leases are currently at $3,000 / acre and 18% royalty.

Athens county leases currently at $1,850 per acre and 16.5% royalty.

If the Hayes well comes in good,this should be higher.

I agree. The current offer in Athens County is from Wishgard. They are not a driller. The only way they make any money is to buy low and sell high, so they obviously think the price will go up.
