Sandra, need more information such as proposed routes, above or below ground, company involved, what  will be going through pipeline, etc. and even then there is no right answer.

It depends on how bad they want your property.  If you look on the butler county recorder of deeds, you can see edgemarc energy paid between $30 per foot up too $400 per foot.  The 400 value was only for 300 feet, but they had to have it.  I seen a guy with 5000 feet get $200 per foot, they couldn't go around him.  They kept telling him they would never pay that much.  He said fine, i don't need your pipe on my property. They left mad, say said they would never pay that much. The next day, a guy showed up with the agreement giving him the $200 per foot he wanted. I got $45 per foot, i was happy with that. But, just remember, its there for life.

Thank you, very helpful. We got $150 per foot for the first one they put through after 1st offering $40 per foot. A different company is calling now and I just wanted to know ranges. I appreciate your help.

This is a sad commentary to what's been happening in Liberty PA over in Tioga County. One company has been offering $15/foot and a few people have been advocating "that's all they will ever pay" pushing their neighbors to sign agreements when the reality is no different than where you folks are. They will pay when push comes to shove if you just hold tight. Another unrealized reality is, they may never exercise the ROW if they change their mind on the route. Even if you agree for the pittance they offer, they may go around you anyway since they haven't paid yet and you make nothing.

I'm told that gas companies, at those low prices, are doing nothing more than speculating. They buy up cheap ROW's and, when they have acceptable routes, turn around and sell them to the highest bidder, making some times up to ten fold on their investment. To top it off, they get flowage royalties as well.

The land owner once agin is nothing more harvested fish to these people.

I agree that is what they are doing. Still don't have the name of the company, but will get it.

Everyone wondering about this same issue DO  YOURSELF  A FAVOR and contact the nearest extension office requesting Penn State's pamphlet on "Negotiating Pipeline ROW''s. When it comes read it through @ least 3 times and you'll begin to grasp all that has to be considered and why before any contract is signed.

Don't do this and you get what you deserve, and unfortunately so will the future generations of your family.

We were just presented with a contract as well.  it's for 2500 feet of pipeline , I had to call and ask what size pipe they were planning on using because that will affect the negotiating price.  I have been told that you should calculate the size of the pipe by $10 and that is what you should require they pay you per foot.

24" pipe x $10 = $240 per foot.
