Does anyone own a lease that has just one mineral on it. Our lease has "oil only". We did find the party that has the "gas only".

Rather complicated! Guess one could buy out the other. Can't imagine a partnership with an unknown!

I am a real estate appraiser with a specialty in mineral rights.  I am following 2, 'oil only' leases with acreage for sale.  I've confirmed that the gas rights are held by another party.  Now, besides having recorded sales of hydrocarbon deeds below a stated surface depth (say below 3,500'), I am tracking listings/sales with the hydrocarbons split between oil and gas. Everything's negotiable
