We own mineral rights only and recently found out Consol purchased the surface rights to our property in Richhill Twp in December of 2013 for $1.2 million. 3 questions:

Is it safe to assume this is coal related and a typical value for surface rights in the area?

Our ancestors sold off the coal option for the Pittsburgh or River vein in 1909, but is there any other coal in the area that could now be extracted that would fall under our mineral rights?

Are there any concerns involving our oil and gas mineral rights because of this?

Any comments would be greatly appreciated!

coal related be my guess ?   usually when they pay that much they have to have it for a shaft to be installed . if they don't need your land but , mining under your home you get nothing from them !           they will offer you what it is appraised for and not allot more  !   and if you turn it down they will screw you anyway possible .   funny when they have to have it they pay millions for land                                                other wise shaft the land owner till no end !           corruption is everywhere anymore       big  business walks all over land owners  same with gas drillers with  leasing   you really don't own it you just pay taxes which is rent money more or less and you die and someone else takes over payment!                                                                                                                                                                 shame   --  land of the free is not so, free anymore .  sorry to go off i hate consol energy   they buy up everything  screw people over .   they hide their   name behind another names so they are not in the lime light .     and own everyone in our area politicians as well

Thanks Joe!

Somebody not on this site told me it might be gas related as they think Consol is not focusing on coal, but gas now. Said the high price paid for the surface might be because they had to have these parcels for some sort of gas processing facility. They are not from the area and do not own anything there though so this might not be the case.
