@ Doug Miller   do your home work and talk to people befor you sign it seems low to me  matbe not the marcellus shale but it must be worth it or they would not want it. hope some one on this site can help you

I have a lease with Chesapeake for the Marcellus shale.  I was contacted by Kriebel Resourses about leasing the land above the Marcellus since we reserved it in the lease.  The offer is $20 per acre per year and a 1/8 royalty.  The term is 5 years.  Does anyone have any ideas about this?  Has anyone else leased with Kriebel?

wow.. I'm so glad I found this place and now I hope that I can get the information that I need to come up with a fair market price to sign an amendment to a oil gas lease date back in 1919 in greene county centre township.  I have been contacted by an og company for a amendment to a lease of my mother's since her passing away. they first offered me 1450.00 sign on with 5.00 acre in March of this year, then I was given a second offer of 3550.00 offer with still the 5.00 acre in September, and then another offer came at the end of september with a final notice of 5550.00 and 5.00 acre... but was informed that one well was used for storage, and the other well was to be drilled, but when I contacted the epa of pa I was told that they had production in 2009 on one well, but the thing is my mother had passed away in 2004 and was given the information of her passing and my older sister signed a amendment stating that she will receive royalty right payments  when she signed in 2009, however, the og company mailed the royalties check in my mother's name in 2009 and 2010 so my sister was unable to cash them, so what do you think I need to do on my situation... so I have her send the oil gas a letter to void her signed lease or what.. also needing so help with the current rates on amendments...

Anyone from Greene County in Morgan Twp aware of horizontal wells that have been drilled?  I have been told by EQT that there are several wells drilled in 2010 and per the production report on the PA website started to product gas in the period Jan thru June.  I was with the understanding that it takes an average of 6 to 8 months to start receiving royalties once the well is drilled and producing.  Can someone confirm this for me.  I had no negotiating rights to these wells, just royalty rights...something to do with the way the will was written.  Would appreciate any info I can get.  And BTW, i talked to an attorney in PGH for advice and her firm wanted 7% interest for their fee.  She told me it would take approximately 20 hours of work to work up a good addendum to a lease modification.  I will not pay a percentage.  Tllis Torme recommended Smith-Butz in Cannonsburg.  How do they ill you?  So far I have talked with 2 attorney's and feel like I'm in a catch 22...gut says do not trust...

What does it mean when EQT had been issued 3 well permits to drill marcellus horizontal wells on your land?  Does this mean that they are getting to drill the actual wells and are these well permits indefinite?  I was told by EQT personnel that I should start seeing royalty checks within the next six months and that I owned the royalty rights (have 1/5 th ownership of the land involved but did not have executor rights.  In other words that I did not have the negotiate but would receive the royalties as soon as they finished the well and it started producing.  This is on land that had old wells from the 1900 that EQT has been using for storage and another shallow vertical well.

Yes, if I were to suggest legal representation, Smith-Butz Law in Canonsburg is who I have and they have done great by me.  I have worked w/ John Smith, Melissa Robb and Brian Lawton at this firm and given them dozens of referrals.  They really know their stuff when it comes to gas issues.  Melissa is especially knowledgeable in the industry and can get things done when dealing with the big players.  I'll gladly recommend them to anyone who might be considering an attorney.  Even if you aren't sure you need counsel, call them anyway and tell them you situation and they will let you know what you need to do and how they can help you.  And, Smith-Butz is very fair  and forthright in its dealings, not at all like some of the shysters out there.

My sister and I have property with lease on it with Chevroyn, located on Little Shannon Run Road.  It looks like that is south of your property.  Make sure you have oil and gas mineral rights.  We live out of the area but have good cousel in Cannonsburg PA.  Her name is Melissa Robb, phone number is 724-745-5121, she did a  wonderful job for us.

Have you been approached about leasing your mineral rights yet?  If your property adjoins an already leased tract, you need to cover your "assets".  Easiest thing is talk to your neighbors-see who's leased and with what co. if they'll tell you.  Otherwise, a trip to the courthouse is in order.  Research your deeds and your neighbor's from the plot maps, then look up any leases done on those properties.  If you are interested in leasing your tract, get in touch with the co. leasing closest to you and see what interest they have.   Do some more internet research-p************* and http://www.marcellus.psu.edu/.  Lots to be learned.  In your case/question, research "rule of capture", surface vs. subsurface owner rights and info specific to Greene Co..  Hope this helps!
