I have heard of starting offers of $4000, so no I wouldn't take $3200

I wouldn't sell my mineral rights under any circumstance. I received a letter in the mail where someone is wanted to purchase rights for $3200 and acre plus 20% royalty (probably what you are mentioning). I believe these people are attempting to trick people into *selling* instead of *leasing*. If you sell the rights you get paid once and you own nothing. If you lease you retain the rights and can renew the lease and get paid again.

There are plenty of groups, not just in Jefferson county, that are attempting to take advantage of less fortunate people in the valley that need quick cash. They buy large amounts of leases because they know they will make back their money hand over fist. Don't sell. 

Character and ethics are a far more valuable treasure than land, minerals or money. Thank you for your insight.
John, just read my earlier reply, and wanted to be clear, I really appreciate your warning. It is very true...
