What is the average lease rate per acre for deep wells?

Rob: I have signed two different leases, one by Chk, the other by EQT, both were for $500.00 an acre and 1/8 Royalty. Both interest were in Doddridge County WV.

Rob: $500 per acre in Doddridge maybe, but I have not heard of this in Ritchie, I could very well be wrong though as things change daily. Right now $250.00 seems to be standard with your common 1/8 royalty, if you have property in this county and are interested in leasing let me know. I could see what I could do for you. Thanks

Just wondering what anyone knows about Pleasants. Got offer of $350/acre with 1/8 Royalty for 2500 acres. Any opinions?

$1500 an acre in Clay district. 

If we are talking deep well,(Marcellus), the price has gone up considerable in the last two years.  $15-1800 an acre and 14-18% Royalty. I am talking Doddridge, Harrison, Tyler, Richey. LET'S ALL KEEP IN TOUCH WITH EACH OTHER, AND DISCUSS THIS ISSUE AS PRICES CONTINUE TO GO UP,IT'S THE ONLY WAY WE CAN GET AN IDEA HOW TO NEGOTIATE. IF YOU ARE IN A WET GAS AREA,THE PRICE YOU ASK MAY BE EVEN HIGHER.

Antero, EQT, Noble (with Consol/CNX) are the ones I am aware of. All in the Clay and Union Districts of Ritchie County.

We have an offer in Clay district for 1500 an acre  and 15%.  Trying to get lease language to our liking.  I have a question:  The land agent got one of the heirs to sign their lease. (ouch)  Does anyone on here know if there is any time limit for the heir to change there mind and cancel out the signing.  We want to sign as a family but, the agent contacted the weak link after we told the heir that we are still negotiating.
