No, because an addendum offered to one landowner will not necessarily be offered to all landowners. One suggestion; during negotiations, do ask for an email or printed copy of any important addendum you're offered verbally by the landman.
I am getting a little concerned with people talking about caving in to the current offer from East. What each person does on their own lease is indeed their business and little of mine unless they are adjacent or close to my own property. Even then, I am at the mercy of what they decide. having said this, I strongly feel that there will be better offers made in Tioga County in the next six months or sooner, than what East is currently offering. I feel that when Shell has taken full control and assessed the situation in each locality of the county, they will make better offers to smooth their path to production. Better offers have already been made by different companies in the county. Seneca paid a whole lot more for the state game lands. I do sympathize with those of you who joined TTC and have seen slow progress. Still, if you don't need the money right this minute, I would recomend waiting until after elections, after well production numbers are released, after severance tax/unit size is regulated, and after many leases run out in the early part of 2011. When lease run out, larger blokes of land are available and bigger bidding starts again.
