the offer to Mr polt $3250 must not be in Tyler County , across the river in Monroe, or Belmont counties,
it really should be there or higher , Both the Marcellus and Utica are Wet gas plays in Tyler county so they can drill both formations and have the expense of one well pad road , pipeline to drill multiple formations.

My Mom lives in Little, Anterio and Cheasapeak bugging us for lease, they're looking at land confined by Cowhouse, Danser's Lane and MI Creek, about 450 ac. together wih some other plots NW across creek or to SE of Dansers Lane. Have you signed a lease yet? Curious if you have. Mind if I give ya a call sometime? highest offer we've had is $2,750, only heard rumors of $3,250. We're trying to draft riders to lease. We should talk.

I suspect that offer was from Chesapeake. They tried the same offer on me. Then I told them about the $3,250 offer from Antero, that I have in writing. The Chesapeake landman said that they would not be beat by price.

I could not reply on the other thread. I do not know why. Union District is west of Meade District I think. We are near Little and Falls Mills.

I joined the 5 star landowners group, which charges a fee if we vote to approve a lease offer. That group's lease that I saw posted here was the best that I have seen to date. If you would like to talk, please give me a call at: 908 537-2927.
I think that the lease document is the most important item. Once you sign, you and your heirs will probably be bound by that document. I think you are smart to talk to as many people as possible before you sign anything. I have seen some interesting offers in our immediate area. One in Sardis, OH was for $4,250 per acre and 20% last week. I have not seen that lease, only the info. on the net.
I am not an attorney. I cannot give legal advice. I am only a landowner who was almost taken advantage of by two different oil and gas companies. Please do your homework, and call anytime.
