I replied on the discussion he started rather than dominate this general forum.  Thats how its supposed to work.

Everyone has their own situation. People can decide what they think is best. Just don't understand why people that want to go it alone have to put down people that join a group...especially when the great majority of groups over several years consistently have gotten much better terms.

And I am not a landman as I do not represent gas companies but represent the landowners.

Richard - Your right on! Jim pretty much hits every Group on here and plugs in Co-X. IF CoX sells a deal he gets paid by them. These groups can do it on their own and dont need a "Broker" like Co-X. Map it, show it, sell it.

Jim sounds like you’re a landsman. You replied to my
discussion forum. I am a land owner that is looking out for my rights and I believe
that you don’t have to belong to a county wide group to get a better deal  and for them to tell me how to run my deal on
my leases.  If anyone out there needs to
ask me why they can respond to me

In the sandy formations the landman shrugs his shoulders if you don't lease and then leases around you to get your gas.

In tight formations like the Utica and the Marcellus they cannot pull the gas from very far - lateral wells about 500 feet apart appears to be pretty standard.  Not only are they not likely to get the gas from the small tract, but that same small tract may block the path of drilling to many other parcels.  There have been cases in which not only the producer pleads for the small tract owner to lease - neighbors get upset and want the small tract owner to lease.  Of course when the Governor changes his mind and signs into law a provision that allows what some call force pooling they can get the drill through your property.  But the drillers would prefer to have a lease.  Depending on what law is passed the producer could end up with the unleased parcel owner being his partner and that is not a very happy thought fot the producer.   Hopefully, whatever law is passed will not give away too much to the producer.  Opposition to the force pooling is probably misguided.  Instead, property owners should be lobbying with their Senators and Representatives for the right kind of law that offers some balance.

Its just possible that if the owner of a small parcel scattered from any block of owners will get some support from the group for what s/he needs  by throwing in some support.  Even if a producer making a deal does not end up using a scattered parcel, that parcel can beome trading stock with a neighboring producer when they get to swapping tracts to straighten out lines.

@Jim Dickerson,  Are you in eastern crawford county?  We are located in Troy Center with 48 acres and would love to hear from people in eastern crawford, as putting money upfront in a tight economy is a little scary if there aren't many people in eastern crawford.  Could possible increase our acreage because we have adjoining acres that are family owned.  We are under a lease for 14 acres of our land and we know that other adjoining acres are in leases because there are wells on them.  The lease on the 14 acres is awful and gives RR the right to do just about anything.  We haven't collected any money in royalties since owning the property in May.  RR says that it is still producing, but I'm guessing not much.

On 11/17 Kim Conaway asked a question about what happens to members in Eastern Crawford County when a lease is signed for Western County properties? Seemed like a fair question...
