Have not heard much about COG apparently though they were not part of the Utica/Point Pleasant Study released a couple  days ago??? Are they looking for a stacked play PP over Rogersville both are barely even tested here.

Hello and thx for being here I'm needing answers on my mineral rights on toms creek in Wayne. Cabot Gas "Bill Poole" is hounding me to sell for 300.00 an acre. I'm not in the "circle" but close enough that they want me to sell. What are your thoughts an expectations thx in advance

It's because the businesses can afford to hire lobbyists.  When all you hear as a legislator is what the company says, it's what you believe.  You don't have any other information to go by.  We who know better have to take the time to provide the legislators with the other point of view.

Yep.  That's my take on it, too.  I do think it's important to point out that there's already forced pooling for anything below the Marcellus -- which would include the Rogersville Shale.  A lot of legislators don't realize what the long-term effects of forced pooling will be.  I spoke with one legislator who wasn't aware of the difference between mineral ownership and royalty ownership.  Most of them just don't have any experience with oil and gas, and they need education.  I guarantee that the one I talked with is not the only one who doesn't know the basics of the oil and gas patch.  Everybody reading this, take note -- it's worth it to write to legislators and let them know what you think.  It can make a difference.

Tarri, if someone approaches you with a lease you can expect a $250/acre bonus offer.  I've seen clients of mine negotiate up to $500/acre.  If oil and gas prices go back up (a big if right now) $500/acre might come to be viewed as highway robbery.

I live in the Lavalette area in Wayne County and was approached by a business that offered me 1000 dollars to buy my mineral rights outright for the 10 acres I own. Naturally I outright refused, seemed to be a a REAL lowball figure.I am new to all of this and could use some guidance

This would seem to be a good approach or method for the landman or company to obtain approval from the surface owner for use of surface by the company without having to go to court due to changes in drilling technology or deal with pooling & land use issues.

Depending on when the minerals were severed this could make it much easier to market the severed minerals, as it removes several possible hoops the company has to jump through for development.

Gulfland and Exterra are in Wayne buying up leases. I have 229/acres and they have called me 3 times but im not taking what they are offering. They have leased 2 places close to me a 76/acre tract and a 106/acre tract that I know of. What would be a far $ a acre?
