Talisman Activity in Bradford County ?

We own mineral rights in Windham Township under 194.06 acres and have been talking to Talisman for over 6 months about leasing our rights and now we are in a holding pattern.  They have leased abutting land and most of the land surrounding ours yet are stalling on finalizing our lease.  We have a Bonus Money amount and Royalty amount agreed upon.  Budget concerns seem to be the Talisman position.  Now I read that Chesapeake is taking over Talisman leases in Litchfield Township which are in…

We started our lease with Southwestern and was traded to Talisman about one and half years ago.  Talisman was very active in our area with several wells planned included multiple pipelines planned.  Our contact at Talisman told us last summer they now do not plan on going forward with several of the wells they applied for nor the pipeline.  She said they are focused on Texas, I forgot the name of the area, something Eagle.  Meanwhile several of our neighbors leases have expired with Talisman and they were told they are not going to renew them.  In fact, Talisman suggested they get in touch with CK but that is all I know.

I have not heard of anything like this except over by Dimock PA-although you are not that far away. 

 

Do you know of others getting such an offer?

 

Do you have a map of the units that surround you? This is very important

 

Did you ask the landman where the proposed Unit will be.

 

Do you know the names of the wells near you and when they were drilled as the production numbers are public,

 

You can also get more recent numbers from those in the units than those on the web.

 

How much land do you have?

 

Are you the only parcel that is not leased?

 

 

I would be interested in seeing the lease they have offered you.

 

You maybe in the Friendsville Group area, which could explain the pricing, but many cos pay less when they surround parcels

 

Do you have this offer in writing.

 

I would be interested in seeing that

 

How does your land run, west east or north south or square.

well first and foremost, not to long ago, you would have been thrilled to sell  anyone the whole place for $4500 an acre.......   a LEASE for more than what the land used to be worth, is pretty good.  I'm in two units in Tioga County now and have a well pad on my property.   I signed for $5.00 an acre many years ago before anyone was drilling for anything....... and even our Lawyers were saying... "Don't worry about it, they'll never drill here, there's no gas, whatever you get is fine"
