Are Marcellus lease offers noted on spreadsheet private land owners only & how does tract size impact lease terms

The information provided on the new spreadsheet on GoMarcellus.com is very helpful. I have three questions:

1. Are the leases with private land owners only or do they include any state government leases?

2. The spreadsheet does not specify the size of property leased. How does property size impact value of lease?

3. Are there property owners in Clearfiled county that are willing to share information with another land owner considering gas lease potential?

Landowner groups also tend to get better deals. For instance, the lease offers on the list that are $5750. per acre and 20% royalty were from the Wyoming County Group negotiations. Once the offers were brought up to that level it was more likely that good areas would receive similar or even higher offers. For instance, there are now offers over $6000. per acre and 21% royalty, and I believe it is because the landowner groups were able to get the numbers higher to begin with.

I cant answer that question, you are going to need to figure out what is going on locally. I believe the unit size is 640? Please confirm. If so, you really need to shoot for half that amount to have a real bargaining chip - so that may mean a pool of land between you and neighbors.

Check with neighbors, people hanging out at the local diner - check the clearfield county group here...

So if we have approximately 100 to 150 acres in Clearfield with some interest by gas companies, is there are a target range for lease and royalty rates to consider for negotiation with gas companies based on current business environment?

no, that would be sujective and probably take a much larger sample to get an idea of. You can check with the state and see what they have been getting for larger tracts. That may be your best bet.

Do you have any lease info on how lease rates are impacted by size of tract....50 acre, 150 acre, 1000 acre?

larger tracts no doubt recieve better offers.
