I'm about a half-mile from an approved wellsite (Hensler) and drilling is expected to start next summer.  Inflection is calling me and wants to meet, presumably to sign a lease.  I know things aren't as good as they were.  I've heard stories of $3500 per acre and 18% royalties.  Any idea on the going rate on 17 acres?

before signing anything see an attorney that has oil and gas experience  if the wellsite has been approved you are probably not in the drilling unit.........talk to your neighbors see what they have received but 3500 and 18% is not bad......also remember the landman is working for the oil company not you .......they attempt to sign leases in the oil companies favor ......LANDMAN =CARPETBAGGER....here today gone tomorrow.......you want a no deductions lease......also you want a lease for each formation.......Marcellus, Utica, upperdevonian, rome trove and who knows whats below them........they probably will say they cant do that but they can separate the formations........it  has been done  best advice is get an attorney with leasing experience......also remember that the low oil and gas prices are temporary the oil and gas price will return to higher levels in the future

Thanks Mike.  I actually called my attorney yesterday before I saw your post.  He says he's done hundreds of leases with Inflection.  I called one of my neighbors yesterday and I'll give the guy on the other side a ring too.  There is a big plot of land on the other side of us and they will have to go under us to get to it.  Current rates are $500 per acre and 15%, from what I'm hearing.  Beats the 12.5% lease that expired a couple years ago.  I'm continuing to look into it; no rush at this point although I can always use a few bucks.
