I am looking at property in Bradford County of approximately 100 acres.  The mineral rights are for sale and the property has never been leased.  My question is "Really?".  In looking at the units / wells / data in Bradford County, it appears that the majority of the county has been "spoken for".  My hesitation with purchasing the property is that at this time, I don't really expect any companies  or landmen to be knocking on doors.   The supply and demand model tells us that the companies don't really need more property right now - they just need to keep getting the pipelines laid, the wells drilled, and the demand (price) to go up.  Open for discussion - thoughts?

If you want to lease right now you will have to settle for a company lease and low bonus and royalty.  The very fact that Bradford County is so heavily drilled speaks volumes.  The gas companies would have us believe that perhaps the best gas in the Marcellus a mere 100 or so miles from the largest market for natural gas in the world won't allow them to ever make any money.  This will change and it will happen within a couple of years.  The fact that leasing is so difficult right now should bring the price of the land down.  You say you are looking at units/wells/production data for Bradford County, so you should be able to make a pretty accurate guess as to future value.  If you can buy the land and hold on for a couple of years I think you will do very well.

I would look around the area you are going to buy and see if there is activity in the area first, and if Chesapeake is in the area, stay away from it, should be easy to see or ask neighbors about the wells in the area and any gathering lines, TRY TO AVOID CHESAPEAKE..

I think i would really do some checking into why it hasnt been leased yet and if it is possible to still get it into a unit before i shelled out the money . Im not saying its not possible to get it leased but i would say your chances go down everyday .

Im sitting on small parcel of land  i have not leased , I am  in the middle of a not yet made unit , i was given my last chance to lease several times and have not heard much from them in the last year or so.The survey crew was around last summer and said one of the proposed wells is going right under my land and the pad will be built in 2013 so im guessing they will be back to talk and be a little more willing to work with what i want in my lease. so i guess my point is unless  they already made the unit around that piece of property you still have a chance.

Just sold 10 acres, South Creek Twp., Bradford County for $47,500 with OGM's. Lease expired and no new interest to lease. Several townships in NW Bradford and NE Tioga counties that the gas companies no longer have interest in.

Marcellus may not be the only play in that area in the future.

Brian, You are correct! Future is the key word. Also a field will have timber value if you don't cut it and wait long enough. Unfortunately it won't be during my life span.

If the property is not leased, chances are the gas companies already drilled around it. Who ever owns it devalued the property by not leasing it at the right time.  The gas companies already spent the money and formed the units.  I do not think they will spend the money and come back and redo all that work for 100 acres.
