Is anyone in the group knowledgeable about current events, particularly near Overbrook Road?  What type of unitization is in process for what well?

"What's goin on in Middlesex"

Not much, pretty quite at the moment as far as I can see.

Flared Reno a while back-pretty quite looking over there. No pipeline yet so I would assume -shut in for a while.   Kennedy pad looks to be ready to go - can't really see real good, up on the hill as it is. The embankment that you can see seems to be seeded over and grown in nicely.

Pipeline between Reno and Kennedy seems to be up in the air yet - appears they are not real sure of the exact route at this point. Survey stakes and markers indicating wetland and such all over the place, white tape over the original pink.... who knows????

Heard rumors of a water line coming over to Rt 8 from the development between Denny Rd and 228.

Probably to hit that parcel between Lesilie and Overbrook where a Get-Go or such is planned. Don't exactly know what that means for drilling - possibly shorter water trips.....

Anybody have any good scuttlubut of rumors, feel free to share! lol

Heard there is some kind of pipeline along Davis Road then it cuts up over the hill by the Nursery.  Appears to be going right through their parking lot.   There was alot of activity along 228.   They were doing doime holes for the Rt 228 expansion.  There are rumors of a Dick's going in at Rt 8 and Overbrook Road.  I think that is an odd place, but I am not a marketer.

The rumor I heard - was a Get-GO and something else to start with then other commercial along Rt8 - garden apartments or some such back toward Truver Rd. They need the water line for the commercial .

Have you had any luck determining what an "unstated right of way" is?

no, the exact wording is"no stated easement width"   when i talked to TW Phillips they had said 10 ft each side.

A Landman representing Rex stopped by, to say the very least the offer was very offending, and one sided.   I have counter offered on terms so far.   He was in here bad mouthing some neighbors that also found the lease bad.   It was an all or nothing lease.   Well with those terms we choose nothing.   I figure they are no drilling for a few years so I have that long to negociate.   We will see if they counter that or if I am bad mouthed.   I figured that is a card I can play with corporate at a later date if needed.  How are your negociations going?

The guy ain't been back. He will be. I made my minimum terms and conditions very clear to him the last go round. He is well aware I will wait till hell freezes over before I will sign anything other than my minimum. Long term play - one chance to get it right and I am gonna get it right.

I think Rex is in sort of a holding pattern right now on leases. Just goin around and trying to snag some on the cheap. I figure they are going to drill near me in the next year or two and then they will get serious, For the difference in the bonus money and no deduction royalty it is worth the wait.

Said that they were being unreasonable and Rex didnt want them...so they would put 2 wells on either side.   He thinks they signed with H$H and wont get a check...then he will go and offer 10 an acre with horrible terms.  He had a map and said see here this white spot another unreasonable person so we will drill around him.  So i guess I will be one of those white spots.   Unreasonable.   Basically said there is no competitiion and Rex haas reduced, Rex is great it is all about location location location and where I was I wouldnt get any bonus like the ones adjacent to my property.  No response to my counter yet

LOL - I am one of those "unreasonable white spots" !!!

Of course my definition of unreasonable is a bit different than theirs.

I am unreasonable because I have taken a little time to educate myself a little bit about the industry, no expert am I, but no dummy either.

I am unreasonable because I would not sign the standard boilerplate lease stuck in my face and had a O&G lawyer look it over and he tore it apart.

I am unreasonable because I am aware that there is tremendous value in the "stacked plays" we sit on top of.

I am unreasonable because I know what bonus has been paid and what royalty terms have been signed around me.

I am unreasonable because I want a fair market price for "my" gas rights.

I am unreasonable because I am willing to wait on a fair offer.

I am unreasonable because the "drill around you" spiel does not put me in a panic.

I am unreasonable because I am aware that the lease is a binding legal contract and will effectively tie up my gas rights forever. I ain't gonna be here forever, but my children and grandchildren will be here part of that forever.

Shame on you Denise - don't be so unreasonable !! LOL

Yeah, I figure they need me more then I need them...They are just being unreasonable...As far as a lease I am the Landlord and it should be in my favor not the renter.   I am glad I found this site.  Northwest Savings and Loan has a document you can pull up also.   I sent to the land guy exerpts from it and said before it goes to my attny here is what my Finance advisor wants to see.   that was a week ago...still hear crickets chirping.   Don't get me wrong I am happy and proud to be one of the "unreasonable".  Even my old uneducated lease was better then this one.

Yea, I ain't the sharpest knife in the drawer but I am still LMAO at the arrogant attitude of the landman that Denise had the misfortune of speaking to.

5 years ago he may have been able to bully (ya I am callin "drilling around you" and 10 bucks and bad terms bulling) and flim-flaming a lot of people into signing a BS lease.

5 years ago not very many people had a clue about O&G leasing. I put myself at top of that list. 5 years ago I may have very well signed for peanuts and 12% deductions royalty and been happy. (maybe not, I likley would have consulted a lawyer ). As Denise calls it an "uneducated lease".

5 years later there are sites like this one that are loaded with info that even a casual perusal will give people a look in the right direction.

5 years later - there are at least some people that have taken a wee bit of time and educated themselves.

The Rig is up at the Kennedy Pad.

Looks like they are drillin - lot of vehicles - guard shack up ect.

 

Apparently Rex is planing a new well just west of the Reno well.

Guy was around today locating water wells for testing. Anyone within 4,000 ft will be aware of it but for anyone else interested I have attached a little map.
