hi joe, i am from up in mckean county. i am working with a company right now called Advanced Royalty Solutions. they are paying up to 5k per acre and are a very upstanding company. they bend over backwards to help the landowner due to all of the crooks running around. if you would like the information of the rep. that i am working with please let me know.
I hold/own the leases for 405 acres. I'm not the landowner....not that I don't think they need protected, but I am selling the leases. Are they coming down this far? I would LOVE the contact info for the rep, please:)

Cherry Twp, near the crossroads of Gainer Hill Rd and Airport Rd is my plot. Where Gainer Hill Rd meets Rt 87, since 8 days ago, a spot is being cleared for what I guessed would be a drill pad. I thought this when I saw it this weekend, and yesterday, 11/1, I got the call from a Red Sky, representing Chesapeake. Do you have any idea what the 20% means? I've read that some offers fix the price on which the 20% is based so that it stays the same even if gas goes through the roof.
If you don't understand the lease, please do yourself a favor and find a good gas lawyer. I've seen the lease that Chesapeake has been circulating in Beaver County and it is not good for you, but it is for them. Talk to someone knowledgable and have some changes made. I'm not a professional, but that's my 2¢ worth.

A couple of questions if you would:
Had they made any offers to you before hand and if so how much?
Did they offer you a bonus along with the 20% royalty?
I was contacted by a Red Sky person representing Chesapeake earlier this year but did not respond, so I didn't have an offer to consider. I was offered $5750 per acre as a bonus this time, that's the high end of what I've been hearing the locals talk about at the local watering holes over the summer, 5 years with an option for 5 more with another $5750 per if they exercise the option. Just this last week I saw what I took to be well pad construction nearby and Chesapeake started re-paving a nearby road a month ago. Also, a company wanted to do a seismic survey this spring which I refused, they got back to me a few weeks ago to get my permission, I agreed, so I thought for a while that interest in my area was high. My concern is that the 20% will be based on a fixed rate for the gas as opposed to floating with the price of gas. I've read that this is sometimes the case. I only got the less than 24 hrs ago, he's sending me the contract, if I don't understand it I'll get professional advice.
Red Sky is?
A company, Landsmen are they called?, that represents Chesapeake. BTW, I called them back and the royalties will fluctuate with the price of gas over time, it won't be fixed. The 20% is fixed, but as gas goes up in price, the actual cheack we'll get will go up, of course, it can also go down.
I might add that it took Chk 8mos to pay my bonus money, Lease was for 120day's. I signed the lease through Red sky, and they screwed up big time, It was only after I wrote Chesapeake a nasty letter that I received my check. So watch out.

Bill, I have the same offer on the table for a non-surface lease. I would strongly advise you to have an attorney represent you as the canned lease is not specific enough to protect your rights as the landowner. I have found a very knowledgable lawyer, if you would like his information, let me know.
Bill, that's a good offer. The 20% royalty is going to fluctuate depending on the current gas prices. Be careful that there are NOT deductions on that royalty, there shouldn't be. And don't take the standard Chesapeake boilerplate lease either, make sure you get all the addendums that PA landgroups have fought for over the past two years.
Call attorney Chris Denton in Elmira NY as he can advise you and he has the most experience in gas leases than almost any other.
Congrats, good luck, and watch your back. Don't sign until you have it checked out. If they are coming to you with that offer, you could no doubt get more.
