anyone have an eclipse lease that antero is seeking change I got a letter from turner oil and gas on anteros behalf  a few weeks ago offering us 1000 per acre but it looks like most of the original lease has be deleated and replaced, things I see are changes of royalties now paying on gross and the original is paying on the net, looks like also they want to wait 6 months after production to pay royalties  there are 8 pages of wording changes anyone else receive one of these???

"We ask an lawyer and he was willing to nego for us but he wants 50%.. is that standard?"

Yes, but only if the lawyer is actually a villain from a James Bond movie.  Seriously, 50%?  Post the attorney's name on here.  We need to know who these people are.

To be fair I should say that it was 50% for anything above the original offer of 1000 per acre but we have several plots and would have given him a wind fall I guess the lesson here is ask up front what the charge is don't wait until you get a contract in the mail they want you to sign

Ok, well that's a pretty important distinction.

you can get a fair offer just do some research and ask questions and talk it out! Honestly they have there mind set on a figure and percentage! and there is wiggle room but their not going to give it unless you act professional and know a little about the bisness, meet half way! just my opinion and that's what I did and got awesome deal in the end. remember it takes time and maybe up to six offers or few more.

That's not a lawyer, that's a highway robber, a pirate, a thief. You need to find a good Oil & Gas attorney, not a general practice attorney who also does oil & gas work. He should charge his standard rate per hour for the hours of work he does for you and nothing more.

How long have you been practicing oil and gas law?
