I received a large information packet about the Rover Pipeline, so I guess I'm on their route. I have to return a form for a survey to be done. In reading over some of the material, it states that professional appraisers will determine land values and Rover will go with that. I chuckled at that part. I think it's time we upped the price per foot of pipeline. Do I hear $125.00 per foot???

Good question, Angela. One thing for all to remember, they will use eminent domain as a last resort. I'm sure it's costly and time consuming to them. I'm going for it all on this pipeline. Tip for everyone, the sky is the limit!

The red line (if you've seen the map) is a FERC line.  It is set in stone and they will not deviate, hence eminent domain.  The green dotted lines are not, since those are going to be built to meet production.

Thanks for the info Dexter regarding the FERC line. Landowners affected should take note! When dealing with these land agents for Rover, I'm sure they will bring up eminent domain. Just remain steadfast with your demands. Remember, it's your land.

They haven't gotten the green light from FERC regarding the green lines, so it's fair to say that right now they are still up in the air.  This will all become more clear as the project moves forward.

If this is true, they sure know how to use eminent domain to their advantage. My property in in WV. Time will tell how things proceed. What does Rover want to do? Pay for the ROW only and not pipe/per foot that is the norm. I will keep everyone informed as things develop.

Wow, that seems like alot. I hope you get it but I was in negotiations with MarkWest earlier this year and I settled on $40 and $30 per foot with 10% down on the first line with a max of 5 different pipes in the ditch. When they sent the agreement to me for review the down payment was not there. When I ask the land man where it was he said I agreed to a 3 year release instead of the money down which was not true. So I declined to sign and they said they would go around me. Well, then not too long after that I heard MW was not gonna do this line and Blue Racer was taking over. Had I signed the agreement, as did some of my neighbors I think MW flipped these ROW options for a profit to Blue Racer or another Mid-Stream company. So far I have not heard anything from anyone regarding the pipeline. I am in Wills township and the name of the line was Beeham Run Line I think... That's what the land man said. And there was a non-discloser clause which means I wouldn't be permitted to tell anyone what they paid me or forfeit all money and they still keep the ROW... Hope it works for you... Who is negotiating with you?   

Lance, there are no negotiations as of yet. I just received my mailing two days ago. Regarding putting a pipeline around someone's property, I think that is a big bluff that they use to get people to settle for less money. It's a scare tactic. They rarely, if ever, will go around someone, especially in bad terrain areas. (Lance, what was MW going to pay you per foot for damages for the ROW itself?)

Zack, I had an agreement for 30 and 20 per ft. the damages for the first line was 21k and the consideration was for 9k I have a thousand feet of ROW But I didn't sign cause they wouldn't do a down payment and want these options for nothing with no guarantee they would use my land. I think they were acquiring ROWs to flip for a profit since Blue Racer is rumored to have taken over Beeham Run Wells Lateral line. I think this is what was going on but not sure. I know they wanted this ROW option wit no skin in the game.... What does that tell ya?
