I received a survey permission form for the Leach Xpress from Columbia Gas Transmission

Can anyone tell us more about the Leach Xpress Pipeline? I received a survey permission form for this from Columbia Gas Transmission. This is another FERC line. Are the landowners treated fairly with compensation?

At $432/foot, I would let them have the whole farm as a bonus to the ROW. (sans Mineral Rights) and get something where there is no oil. Imagine is Jay trying to talk me into $100/ft. when it is worth 4 times that much.<wink>. For that matter, 'time will tell', maybe you want to buy it from me and make a killing. I will sell ROW to you for half price ($216/ft) and you can keep the difference for yourself. Offer is open to you too Jay.

Sorry to hear about your farm being turned into industrial property with no potential buyers unless they want to lay out a well pad. I will still have about a mile of state route frontage that will be used for agricultural purposes until something better comes along, like residential lots or shopping malls. Still wondering how you came up with $100/foot, if you have any skin in this game, or just want to rant about what is not fair and count other peoples money.

I received a signing bonus in March 2012 for about 150% of the value of the surface, as did most of my neighbors who signed at the same time. You seem to be unraveling a bit Jay. Your guesses reflect your deep understanding of the industry. Again, sorry that things are not going well for you.

I think he's working for ILG or he has found a home where he is getting the  much 

needed attention he's lacking and I'll bet he is market enhanced to the hilt .

Jay, unlike you, I post my first and last name, with a photo so you will recognize me on the street. A clever fellow such as yourself can find out all you want from that. You told me any thing I know about you. I have posted several facts about the offer I received that are relevant to this discussion. You seem to be light on facts and heavy on being a bully. Do you have any thing constructive to contribute or factual related to the Columbia pipeline? I will guess not.

Bob....besides the pipeline itself (one line?), what else is the landowner compensated for? How is timber damage payed?

There is a fixed offer for damage to crops and lumber. I would think each situation is unique, in this case the damage offer was about 40% of the easement payment. I don't really know how they came up with that number. The breakdown was about 50% easement, 30% temp construction rental and 20% damages.

For the 26" pipeline replacement just completed crossing 3/5 of a mile on our farm, we had a forester measure and evaluate the trees and were shocked at the value put on the older trees, like well over $10,000 each. The pipeline company complained but paid it as well as the fee for the forester's time. If you don't get that kind of advice you might be leaving money on the table.
