I can't believe there was an article Nov 21 for 12 thousand an acre under a park and there isn't one mention of it on here.

wva needs the money? Yes we do but like a lot of politics we are never really sure where it goes???? Just like the gambling parlors (at least 4 in almost every town here) that the State of WVa takes over 50% profit from each one...Im still trying to figure where that money is ending up at????

    I'll tell you where it doesn't go, schools, mental health and all the other places our Real Estate taxes go. My WV Real Estate Tax in the Huntington Barberton area is out of control.

This.  Consider it a Christmas present from Antero to the state... and a hope that all of their permits clear DEP by the end of January so they can timber their many padsites before environmental regs kick in at the end of March.

When the state of WV decides to pass a forced pooling bill, this should be the starting price for leases that mineral owners are forced into. Any mineral owner in WV should print this article out and send it to their local state representitives and let them know this is the number they will expect if they vote for the proposed bill. No word if this includes all strata, but it's quite a large number. My family currently has a lease with Antero and I thought we got a good deal until I saw these numbers. I still think we got a decent price considering we only had 80 acres, not the 519 the state has opened up for bidding.
But shouldn't that offer at least have some effect on local leasing? it definitely shows the area is derisked.

Seems to be true according to WV DEC. Great news or all. As for the high price being because of low water costs for fracking, other technologies are emerging that displace the need for water. I don't think that's a significant factor.

At best you could ask for 5K and MAYBE get 4....

God help you if you already have a lease. $1000 total for "inconvenience"  is the best offer you will get for private land.

Bill. Were are you referring to? Tyler and wetzel counties seem to be getting better. There is wet gas from the devonian and marcellus and every utica well in this area are turning into monsters. We still need to see how long they maintain that pressure but it seems good so far. Are you saying the most for all the layers in that area are 4k max.?

This is what I was told the market would bear. Our land is adjacent to the conaway lake state property. A relative signed a simple lease 25 years ago for free gas and a monthly stipend. Even though pooling and fracking were unheard of then antero purchased the lease from Sancho and considers it no more than a modification to allow pooling. We re , at least, 12% on anything that comes out of the pool though. Hopefully that will come to some fruition.

The Pooling Clause is the Key yo opening up the entire Lease.  It is NOT a minor modification to the Lease.
