Our 5 yr lease will expire 3/31/15 with 3 year extension.  So Range drilled a couple test holes on neighboring property  last week to void paying renewal.  Anyone else in this situation?  Any recourse?

YEP THEY DRILL SURFACE HOLE T

HEY ARE IN THE PROCESS OF DRILLING, NOW THEY HAVE TIME TO COMPLETE THE WELL. THEY DID THAT IN THE 70'S. DRILLED SURFACE HOLES AND MOVED OFF.

THE STATE NEEDS TO PUT IN RULES TO STOP THIS, THE STATE AND LAND OWNERS ARE LOOSING MONEY FROM OIL COMPANIES, THE STATE NEEDS TO PUT IN LAW THAT THE WELL LEASE IS GOOD FOR 1 YEAR FROM PAYMENT. IF NOT DRILLED THEN THEY HAVE TO PAY AGAIN OR LOSE THE WELL. ONCE DRILLING COMMNCES THEY SHOULD HAVE 1 YR TO COMPLETE THE WELL AND MAKE PRODUCTION OR LOOSE IT.

THE LAND OWNERS HAVE TO GET ON THE GOVERNMENT LAW MAKERS AND GET SOME LAWS MADE TO CONTROL DRILLERS. THE STATE AND THE LAND OWNERS ARE LOOSING MILLIONS OF DOLLARS FROM DRILLERS.

CALL OR WRITE YOUR REPS AND GPOVERNORS MAKE THEM GET ON THIS NOW. TIME TO STOP THE CARPET BAGGER OIL AND GAS DRILLERS

"it may not be good news at all"   Exactly Brett.  An  even if they were going to start drilling soon it could very well be 3 to  5 years till the royalty checks start coming. They should pay up for an extension. But we all know thats probably not going to happen.

It all depends if a gathering line already in place. If so, and Range drills multiple wells and places them into sales then Max will be a very happy man well beyond a bonus check as long as most of his acreage is in the unit. Those are the 2 biggest variables along with the protections on his existing lease.

If "ifs" and "buts" were candy and nuts, we'd all have a Merry Christmas

Are there other wells near you? Where are you located?

I bet the holes are surface only, they use a small rework rig to drill surface hole 8 1/2" casing or bigger

What does your lease say?  We were proposed leases that included "searching for oil and gas" as a condition that kept the lease in place.  We did not agree to that, but insisted that "producing in paying quantities" was the only condition that would hold the lease beyond its primary term.

Our lease expired a few weeks ago.  We did not have an extension written into the lease.  Range said they would like to re-lease us, but there is no money in the budget.  (They are recording new leases all the time, though.)  They re-leased all the small landowners around our parcel (100 acres) so we are of no interest to any other company.  They basically are holding us without paying a dime.  We are also in Washington County, PA, in a wet gas area.  There is no activity going on, although a well is supposed to be drilled on a neighboring property.

Thanks for coming out of the woodwork. Are you in NW Washington County? Which township? My property is in Hancock County, WV, which is also wet gas. Southwestern told me the same thing that their budget is done for this year. I think we'll be waiting until the pipelines are built and up and running.
