Columbia Pipeline Group Leach Xpress - Round Two of ROW offers

Columbia has started with the second round of offers for ROW. I have not seen mine yet, but I understand that some have been delivered starting yesterday or today. I am expecting another low ball offer, but have not heard any numbers yet. Has anyone else seen/heard of the latest numbers?

$170,000.00 per acre? That's way higher than what Mark West was gonna pay me. It was for a 30" trunk line 30.00 per foot and for possibly 3 more gathering lines at 20.00 a foot. Which turned out to be a sham to get the original property owner to take their offer after they threatened to go around her via me and a neighbor. My neighbor signed. Then when I ask for a 10% down payment for good faith and they agreed then when I got the contract the down payment wasn't mentioned when I ask where that money was the land man said I agreed to no down payment (lie) and a 5 year agreement. Which would have tied my land up for 5 years with no guarantee and they still haven't started the project and this was 3 years ago. Gotta be careful with these guys. Then to top it all off, when I refused to sign without a down payment they told my neighbor it was all my fault we weren't getting the line.... UGH 

Hold out and tell them you want to lease it to them for the life of the pipe.

I'm trying to get language like that into the agreements we're putting together down here in Upshur County, WV for the Atlantic Coast Pipeline.  People don't seem to realize that the easement agreement gives the pipeline company the rights to the easement forever.  

RMC, that would be a lower offer than initial.

My information is that most recent offer equates to $57.00/lf 

My latest offer in Perry County, Ohio figured out to be $40.22 per foot including Damages/Timber/Early Sign On Bonus. Still way, way to low.

Looks like they are all over the board offering different prices
That latest offer also included timber and damages etc.
I didn't work it out to a per foot price I'll do that tomorrow.

Divide the bottom right hand number by the top left hand number.

I am in Monroe county but fortunately not in a projected ROW area. My question though is, even though you can't refuse them access, why not say that you will rent it to them on a monthly basis rather than a one time easement payment?

Mr Nichols when working with a future FERC approved line one is rather limited on what can be negotiated for as they will have imment domain powers once approved.
