Just curious...

     I am in Liberty township and a few months ago got an offer to buy my royalties for 1500 to 1800 per acre, but they would do a more in-depth look if I was serious which "mite change the numbers" slightly....even tho I am not drilled or receiving any royalties ..talked to a landsman rite b4 I contacted them and he advised caution as there will be "significant" activity in my area in the "near future"....how about it, anybody else get an offer or hear anything or see any activity here in Tioga Co. ?

OT,I thought the law suit dominon won over shell was the buffer zone extended around the storage field,this might be something different from the suit your speaking of?

Lu Ann and I own 73 acres! Of this 73 acres, 15 acres is in the Painter unit!  Travis Peake drilled the first Painter well. Eclipse came along and drilled the second Painter well on that same pad.  Travis Peake also installed the pipeline that supposedly delivers to Dominion storage at Sabinsville. A section of that pipeline  right of way takes up a few acres of the Ladd property.

My wife tells me that our lease with Shell runs until year 2024.  As I understand it, Shell can renew the lease with the same deal as we have now.

So how is this new BS going to be affecting us?

I have not

hunted for many years. However we often have deer wander within a hundred feet or so from the house. They know we will not hurt them. Our dogs pay no attention to the deer either no matter how close they come.

In fact Lu Ann has them named.

A few years ago near Galeton toward Germania, A woman fed the neighborhood deer in her yard. Lu and I drove thru that area one day. There were literally  hundreds of deer to be seen......in her yard, on both sides of the road. In fact we had to proceed very slowly to avoid bumping them.

This lady had been making pets of all these deer for years. Deer had lost all their fear of her and of vehicles.  Game wardens made that woman stop feeding the deer. 

I would not have believe it myself had I not seen them with my own eyes.

Guess Old Timer has a few deer where he lives.  We sometimes see Bear too.....We had one up our yard tree all day one time.  I offered him a piece of bacon I was eating for breakfast. An hour or so later he came down to retrieve his bacon.  We called all the younger Painter kids to come take a look at our bear.  Bear stayed on his perch about 7 hours before he ventured back down.

The weather this year was the wettest I have ever experienced here all year long.  We gave up trying to mow our grass two months early. Like trying to mow a swamp. Our cellar has been flooded for several weeks too. Almost to within the floor. A drain had plugged from tree roots I guess along with wood chips and debris from furnace in cellar.

I have to admit that I do not always  understand the jargon used by the gas and oil people. However I keep going back and usually I figure it out.

A great number of landowners that have royalties coming have traded up in machinery and lifestyle in general. (New and more expensive cars, new household furnishings and complete remodeling heir homes.)  

So now they are finding out that the trap is sprung and is about to come down on their necks!  Tomorrow they will be eating peanut butter sandwiches instead of  tenderloin steaks.  Culling out the unwise, I guess you could say.

I thank you for your opinion and knowledge of the Gas and oil business.

Looks like chapter eleven without the courts declaring it.Hopefully the company can save itself without hurting land owners.Modifying leases to try and stay afloat( Pegula East Resources ).

A friend of our family leased their property early on.  A neighbor of theirs were lucky enough to have a well drilled. Not sure what kind of results they had. But I guess it was passable.  The thing of it is there is no pipeline to move the gas to market. I believe several wells were drilled within a couple of  miles.  This was before Travis Peake won the privilege to drill under Dominion storage area. These wells are located north of Flatcastle I believe.

It is very difficult for me to fathom what is going on. My acreage is so small as to have much of any influence no matter what,  I suppose. 

You mention LANDOWNERS!

I venture to say that most of the landowners on the flatcastle project are long time farmers.  Having said that, A farmer had to make all of his own decisions, What to plant, where to plant. and when to plant. Information simply was not available. And even if it was available, How could a farmer be sure that it would be helpful to his own situation? And even if he were able to upgrade his machinery to produce more,  many things that he could not predict would change and conditions were often such that nothing he could do would really upgrade his situation!

Joining a  larger group and trusting that group to use their "MUSCLE"  often turned out to be a bad decision! You might ask WHY?   Because the trust turned out to be only a ploy to snooker a damn hard worker out of his property!
