what can we expect out of mineral offers the next year or two for areas that are already proven? one would think as pipelines get built out and more production plants being on line, one would expect offers to get better ,but I also know that hype can add more value than actual production. calling on our more experienced members to chime in.

You need to be much more specific. An area being proven doesn't make it equal to another area that is proven. There are also a number of other questions that need answered, such as: under lease, what's the LOR, is it HBP, what kind of production is nearby, who is the operator, etc. It also depends on who is left buying a year or two from now. Plenty of buyers have already come and gone, so there are fewer options (which means lower prices) than there were say in 2012. So there's an answer floating out there for you, you just need to give us more data.
