I guess you don't make enough money from the highlands or the over 1,000 acres of property your collecting royalties from so you need more money from landowners. There's going to be a lot of property for sale and the ones upside down on taxes will either have to sell or sell out to a mineral company. The people I feel really got screwed are the ones I n a non producing unit your paying 300 a acre and getting no royalties. If I only own 16 0/0 and swn owns the rest why doesn't swn pay for 84 0/0 of my tax bill ? We have been told the oil companies in Ohio are holding royalty checks for those who own mineral rights but do not own the surface land. We are told they are waiting to see who gets the money until the State of Ohio Supreme Court makes a decision on if the recipient will be the mineral rights owners or the land owners. I think a more proper<br/>descriptive would be thievery.</p>
<p>This Legislation proposed by Industry Lawyers would put in place a 5<br/>person committee, to decided what 'Fair and Just' bonus payments and<br/>royalty amounts will be paid to Land Mineral Owners.</p>
<p>That almost sounds like 'fair and balanced'. Somehow I don't feel<br/>comforted by someone who has a financial interest in stealing my<br/>rights to negotiate fairly. How can any legislator in this state of<br/>West Virginia justify passing this bill?</p>

<p>Also we have been holding off signing our division papers thinking that we would like to separate the surface land from the mineral rights before signing. We may be wrong but thought it would make separating them easier before signing. The second question has to do with this.</p>
<p>For some reason we thought it may be best to separate the surface land from the mineral rights prior to signing the division papers. Do you know where I got this idea? Are we wrong? This may be incorrect so we would appreciate your opinions regarding whether it matters or not regarding signing the division papers before or after separating land from minerals.</p>

I talked him up to $2200/acre with 18% net royalty, but he said we don't have a lot of leverage because we're right at the top of the unit, about a mile from the wellhead. Apparently because we don't have a big section of land he says Chesapeake will probably just stop short of our property rather than pay us more than that, because they couldn't go much…

Honestly, that does sound reasonable to me, but on the other hand I read a report of someone getting an offer for $7000/acre in Carroll County OH as recently as 2 weeks ago, which is only about an hour away from us.<br />
