Catt where are your minerals located? Sounds like a fairly good spot and I bet you are real close to being produced!<br />
At least that is what I gather from others who have posted over the years here. When the offers start ramping up in $ and frequency , expect something to happen real soon. Best of luck to you!

Offers vary from $5000 an acre as of this week it was up to $12,000. We are keeping our mineral rights, but for some people it might be worth looking into to sell some of the mineral rights. They know how much these rights are worth, that is why they are offering $12,000 an acre. Good luck.....but make sure you vet the company before hand!</p>

<p>If you own 100 acres and sell, keep 2 acres. That makes you a partner in any future lease and thus you can hold up the entire 100 acres until you get the terms you want for it such as surface provisions etc. Your keeping 2 acres is not for the cash as much as it is the control of the other 98 acres ( minerals ) you…</p>

So selling can be done in a similar manner. Build setbacks in by not selling next to your valuable homes/tennis courts etc.</p>

They may need your 50% to get to the 640 acres required for a unit...or you are in the middle of a unit and they need your land. If you only lease 50% you will only collect the royalty payments for half of your land....be careful what you sign - see if the company has taken any permits out in your county/area near your property. If you live in PA you can get the maps easy enough. </p>

<p>Do the addition...take your acreage X 100.00/acre X 240 payments...then multiply by 1000.00 per acre X 360 payments....this will give you the span of your royalties since most wells last 20 to 30 years. If you are currently in a drilling unit....why would you sell 50% of your money? Yes, it is a gamble...but the company wouldn't be drilling a well near you if they weren't 100% sure of getting $$$$$$...it costs the company millions to drill...</p>

<p>Now when a pad is about to be drilled - they typically complete a combined title of all the properties in the unit - and look for anything missing - etc...Just because it's permitted doesn't mean its going to drill - I could go on and on why they like big parcels better than small…</p>

They were going to put a vertical well on our land, it only paid 450 for sign on and free gas to my family on this acreage but that was better than nothing since we weren't aware of the situation of the utica at the time. Columbia stopped the lease of course but it had let several of my neighbors sign on and they were paid. These same neighbors today do not own their deep rights. I do own my deep rights but of course Columbia wouldn't let anyone drill through Brinker UNTIL NOW when they can reap the benefits. Everything is so frustrating here in the Brinker. The ones of us that were allowed to sign and receive sign on bonus now have to sit and wait until litigation is finished and then there is no guarantee that we will be in a unit. I haven't planned my life around receiving anything more but have been very thankful for what we have received. Of course now Hilcorp has our deep rights after purchasing from Chesapeake. I said more than I meant too but hey that's what this site is for.</p>
