Prices on road right a ways to well pad in Ohio

Have some friends that have been approached by drilling company that wants to put in a 25 ft road 

by 400 ft to access a well pad location . They were offered only 5000.00 dollars .

That to me sounds really cheap .This I have not dealt with personally so I am reaching out to 

someone who would know .

I told them to make it clear if they do this to limit it to in and out only and no utilities .

You have a point. They could use part of that 25' to install a pipeline that would be worth twice that.

no pipeline just access to well location .

 i was offered 5000 an acre back in 2010  for a right of way and a lay down area for access to 1000 acres. it wasnt worth it the property is worth over 20,000 an acre. the acreage would have been trashed when they were done with it. they are offering you more per square foot than my parcels.

I can't help on prices but the amount of trucks in and out of a well pad per day can be from zero to a very high number(depends what they're doing). So be ready for a steady flow of water trucks, dump trucks, and just general workers going in and out. I know I never answered your question but figured I'd give some insight.

Pat and Bill , thanks for the good advice .

I agree that the land value needs to be evaluated . This I will share with them .

On all of my leases I held out for non- surface to avoid this kinda thing .

My experiences with the O-G people is I don't trust anything they say and make

darn sure it is all in writing and air tight .

Current and future land owners will have to live with this for a long long time.  Just a few things to keep in mind:

No assigning to others without landowners consent

indemnification clause & insurances

termination of row

I believe an attorney familiar with O&G and pipelines would be a good investment.  I can recommend one if you are interested.
