I was wondering if people have started getting royalty checks in Bradford yet. My husband and I own 25 acres and have negotiated 20% royalty along with a $5500 bonus. We signed last year. How much will we make in royalties? I know that there are many variables but I'm just looking for a ballpark. I know there are online calculators but I have no idea about some of the variables I need to input. If anyone can help me out with info, please let me know. Thanks!

I wish someone would answer this too, as we have no idea, our neighbors are hooked up on the old line but we are across the road and still waiting.  Someone must have an idea as to when they will be ready to hook more wells up.

I just got off the phone with Chesapeake. They told me it takes about 6 month from the time the well starts producing to gather all the production info and all the cost of the production. Then you will get a check every month there after.

can be as little as 3 months if it is an uncomplicated,

1st check will cover R to 2 months back a make up check!

be sure to check you decimal interest, lots of descrepencies.

 

Talisman is working easements for Gas pipeline right of ways in NE Bradford county - they have contacted me and my neighbors regarding a possible route through our neck of the woods in Pike Township.

They were looking at late spring to start construction.

We have 65 acres in Bradford County, signed our lease papers in April 2009, got our bonus money in August 2009, and we just received our Division Orders for about 32 acres.  Which means, we should be getting our first royalty payment next month, and from what they told us, it will cover the past 6 months.   I have no idea what it will be worth, but there is finally a light at the end of the tunnel.   Our main well is located I believe in the Burleigh South Well.  We have another 32 acres in the Burleigh North well, but was told it wont be drilled until atleast 2013.  But some royalties are better then none.  Oh and it is with Cheasapeake.

And be thankful for your split.  With any luck the NG price will be up next year and thereafter.  Any royalty income now is coming at bargain basement prices . . not for us landowners . . for the buyers of the gas.  It's not a good time to be selling NG.

Thank you for shedding light on this Subject Matt.  We had no idea, and our CHK division order specialist never mentioned it until I asked her.   It is a little crazy to think we thought we'd be receiving a check from CHK for the full amount, to learn they now own only 33% interest in our wellpad and now we learned there are 3 other companies who we will be recieving checks from. 

The other companies are Anadarko, Statoil, and MITSUI.  

Anadarko has been marketing Mitsui's gas, you probably only get a check from Anadarko unless there's some new deal.

Well good news. We now have division orders for all 4 companies who hold interest in our Well pad.  Mitsui seems to be on the ball the most.

For the past few years I looked for posting on what one can expect for royalty payments in Bradford County and I was disappointed that there weren't many. No t hat I received royalties I'm trying to do my part and report on what I received. I have 23 acres interest on a  600  acre unit in Bradford County.

My royalty rate is 20% with no deductions, Friendsville Lease.

I received my first four months of royalty payments

The % drop from June to July was 37%, July to August was 30%, and from August to September was 20%.  I'm now receiving 33% of the amount I received in June.

One factor is a nearly 25% drop in gas prices but the volume dropped in a major way.

After 4 months of four wells being in production, my September check was for $4,100 for my 23 acres.

For September the average royalty per acre was $178 per month.

If the gas company is throttling down the valve due o market condition then the drastic drop seems OK if not, then the depletion is drastic at least when compared to what I have read from other postings on what one can expect.

 

Does anyone know for certain whether gas companies are closing valves to reduce flow?

What is the amount per mcf/BTU from June, July, August and September on your royalty check?  Also, is it Chesapeake and Statoil who paid your royalties?

Chatting with a production engineer for one the local gas companies 2 weeks ago yielded some interesting information. Depletion versus choking back the flow rate is hard to determine from our perspective (landowner) because the flow is determined by how much capacity a gas company purchases in the major interstate pipelines. The other factor is how much gas can be transported in the local "feeder" lines. The feeder lines appear to be undersized but if the company did not purchase space in the main transmission line then there is no  point in having a feeder line at full size.

I am reluctant to name the gentleman I spoke with since I do not want to put his job in jeopardy nor do I want to name the company and end up with lease issues.
