Anyone know which company(s) are still interested in offering a landowner friendly lease for unleased land in Guernsey County? I think we might be the one of the last parcels to be unleased.!?

True...landsmen, only know what their company tells them,
...which is very little.
Yet, they will often make broad pronoun cements, which are quite inaccurate.
Whipstock drilled thru the Utica in Cambridge, Guernsey county,
And found it to be very good.
It is also the source of gas and oil in our Clinton well....
Very high but, and large amounts of condensate.
Don't trust a and man...
Be skeptical of geologists,
Guys on the rig, and well loggers have told me
" Geologists don't know sh*t"
You only REALLY know when you drill down to the zone.
Landmen....know less than sh*t.
I personally, owned several wells, leased mineral rights from both private and government properties, got easements from City, County, Railroad,
and private landowners.........
I have heard the scare tactics landsmen use...
" Lease now, or you'll be left out!"
"We will drain all the gas and oil under your land, anyway, from your neighbors side anyway, if you don't lease now, you will get nothing!"
" $100/ acre (12.5% over ride) is as good as it gets...LEASE NOW!"
Next week...." $250/ acre is as good as it gets...LEASE NOW!"
Two weeks later....
" $500/ acre is as good as it gets... it unheard of! LEASE NOW!"
A month or so later.....
" $2000/ acre is unbelievable!...LEASE NOW!"
Several months later...
It's at $550/ and 20% over ride.
Now, clever landsmen, say the cutoff point is I77.
Cutoff point, FOR NOW.
Cambridge ten, is in the volatile oil window.
It is good, nd I say this, due to drillers going through it, right next to my property, and the results from my own wells.
I have done landman work too.....for myself.

According to Whipstock,
Who drilled the disposal well on SR 209.
Hopefully, those well logs and cuttings will be available from ODNR.
They were not drilling an oil/ gas well,
But went though and looked at the Utica
On the way to Mount Simon.
They said it would just about make a decent vertical well, too...
Our Clinton has large amounts of condensate, and is high BTU.
It source is the Utica below it.
I don't know everything,
but it is looking like it will be good here to me.
