YOU MAY NEVER GET DRILLED ON... MAY AS WELL SELL...TO US

I heard of some of my neighbors dealing with some of these Mineral buyers and they are trying to talk us out of our future royalty payments by talking down this "boom". Saying it aint as good as it was thought to be.... Maybe they're right. Anyone have any input?

There's no doubt that some people's property will never end up in a unit .  I think it's risky to sell and its risky not to sell a portion.  It just depends on people's needs. The way some units are laid out I can see many small parcels never touched. I can already see a few here in Guernsey in that situation. It's a tough decision but in the end there will be quite a few parcels that just don't fit into the puzzle.

I just got an expensive color blooket asking me to sell my royalties when I'm already in a production unit.  The cover letter knew all about me and my lease.  When I checked up on the company,  they were a new company in a new industrial suite.  A friend in the government said to leave it alone...they felt it was backed by Chinese investors looking to make a good profit on Shale and at my expense, if I couldn't wait and needed the money soon.  I,d be cautious and leary.

I think it wise to hold out until my lease expires and then see what's up with it... I heard some of these buyers are paying up to $10,000.00 an acre in my township... I only have 21 acres but if my lease is not renewed in 2016 then something must be wrong.... If I wait til 2016 the value may increase substantially... So, they need not bother me yet...... 

I find it funny that the mineral buyers are painting a gloomy picture, but yet they want to give you a huge amount of money to buy your minerals.  There is a reason they want your minerals.

please explain the down side to selling 50%/keeping 50%?

Don't forget that just because your lease expires doesn't mean that someone else won't offer you a new lease for the same amount of money you got the first time around .......... and the next time ....... and the next time ........... and the next time ............ they're inherently betting that your land is worth more than you think.

Rodger, don't sell! I'm sure you could find someone to lease that. Then you get a nice bonus and look forward to royalties in the future..... 

I think to a degree that some are forgetting the different formations to which opens  the possibilities for different units to be formulated. I agree with BIG if it's so gloom and doom why would those seeking profit even bother?

Yes, wherever you are and whatever you have, even if you are in a unit and have a gusher and are receiving royalties that may you dance with joy, what you have is worthless. I have learned this from reliable people who wanted to lease my minerals, buy my minerals and just some folks ready to give helpful advice.

I was being ridiculous. Ever since the Marcellus and Utica have been in play, landowners and mineral rights owners have been told that what they have is worthless so sell/lease cheap. You own it and they want it. You can't get the gas/oil out and sold yourself BUT they can't get the gas/oil without you either. All their equipment and knowledge is nowhere without the actual gas/oil you own. So think, then make a fair bargain.
