What are new leases or renewals in Belmont County/Somerset Twp getting currently?

Our family's lease is up for renewal at the end of 2017. Eclipse is trying to negotiate early and offered $1260/acre signing bonus guaranteed for 2 years. If no drilling after 2 years, bonus of $1260/acre for each year after not unitized/drilled (up to 5 years total).

My family recognizes the market has changed, but it seems as though Eclipse is low balling us.

Has anyone been contacted by Potomac Mineral Group about leasing or buying minerals? They sent out unsigned leases to each of my family members. They never contacted anybody by phone. They are interested in leasing our land in Union Twp.Their office is in Pittsburgh. They are offering $1500/acre. Is this about what leases are going for in this area now?

So I've been away from GMS since they switched up the websites. I'm glad it's been returned to "normal"!

I've also noticed that there has been no discussion about any activity in Belmont County. Is the exploration/leasing/drilling all finished here? Are leases being renewed?

We were part of the Smith Goshen Group Lease with Rice that expires in approximately one year. Rice sold my lease to Ascent about a year ago. Got a call this week from Purple Mountain Land Management saying he was working with a group that includes Rice, Ascent and XTL wanting enter into new leases right away, not wait for the expiration. He offered $500 an acre per year on one-year leases with options to renew each year for a 5 year period. Does anyone else know about this? The money…

He offered $500 an acre per year on one-year leases with options to renew each year for a 5 year period. Does anyone else know about this? The money comes out just short of the original lease if it went for 5 years but obviously the terms and conditions are not nearly as good for the owner as in the original 5-year lease. Since we all expire at about the same time, is there any group effort underway, similar to what we did 4 years ago? Note, my land is not in Smith or Goshen townships but rather in Pease. Is this more the norm now or should I be holding out for something more akin to the old lease?
