I believe you that O&G companies need to flip leases--for various reasons--I understand that--I get it. Again, we are in agreement here. I guess, for me, it boils down to the deception that takes place to get landowners to sign leases. If you look back through the post, I was simply supporting Dan Weaver for being knowlegable enough to have a Pugh Clause that restricted the company he signed with to 4,900'--his neighbors weren't that lucky so b/c of their lack of knowledge, they leased their Marcellus shale for peanuts.

To answer about banning oil and gas companies I am telling you that ALL oil and gas companies flip leases.

Adam, I read your post--take another at my post for clarification. I think we are all in agreement here that the dishonest lies that "SOME" landmen use to get leases signed are wrong--maybe you are one of the "good" eggs and none of this applies to you.

I completely agree with you that once the contract is signed it must be followed by both parties. It's a private contract between the lessee and lessor. I'm 100% in support of all private contracts--I'm simply making light of the deception landmen do to get unknowlegable landowners to sign their contracts.

You are way off base assuming that I want to petition to ban all O&G companies--how did you arrive at that conclusion?

I completely support all development of the oil/gas in PA and abroad.

Luken you obviously didnt read my post.

If the landman tells lies, it is what it is. He is a liar. I am not arguing against that. Dishonesty is dishonesty.

As far as a company representing themselves as an exploration company when they arent, well that is dishonesty as well and I am not arguing for them.

However, a company that is willing to take a lease & participate the interest, all the while making the mineral owner aware of what it is doing, there is nothing wrong with that.

If there is, then go ahead petition to ban all oil & gas companies.

Hi Adam, there's absolutely no way you can compare chips to natural gas by the way. I'm all for capitalism and the free market, however, describe to me how one person's property is worth more than anothers just b/c one party has done their research and the other did not. Just for the sake of argument, if a property is worth $3,000 an acre, but b/c my neighbor doesn't do his homework and the landman is telling my neighbor that the going rate is $350 and that's the best deal he's going to get or they will "steal" your gas anyway and b/c of the "economic down-turn" that's the best deal they can do--you think that's okay b/c you are just trying to build the small company's assets that's worth MILLIONS? That's so wrong!! Do you really think that the small company is really going to develop any Marcellus wells? It takes 3 - 4 million to develop a well. If the small company has NO intentions of develping any properties and are just hanging on to the leases to flip them--call them land brokers--not gas exploration companies! The whole purpose of anyone signing a lease is to get their property developed--that's what is being sold at lease time from the landman. To sit there and try to tell me that it's okay for a company to make their business flipping leases is a very dishonest proposition.

To clarify, I do blame the company for the practices it employs in the field. They are the ones hiring the landmen to represent them. So, if a couple of landmen show up at my door that are full of B.S., they are turned away and I mark that company as being bad--not the landmen!

By the way, I'm a landowner.... : )
