<p>Apparently they are hitting up select residents in Columbiana County through a local real estate agency or agent. <strong>Anyone hear of who the local real estate company peddling these oil and gas agreements?</strong> I don't know if they are leases or minerals purchase agreements. So far I know of them meeting with an elderly person. I suggest many people out there look out for our close elderly relatives to help them understand what is in documents that can be difficult to understand. I've read about people who thought they signed leases only to find out they were really purchases that left the seller only a partial residual royalty. Ultimately the decisions are the seller/lessor but sometimes folks just need help realizing if it's a lease or sale, or partial sale. Legal documents can be unclear and overwhelming with legal jargon. This is most likely a GROSS Royalty because that's what was discussed. This is a significant increase from where we started. Again, many folks in Pennsylvania and West Virginia with similar leases to ours ended up with only 12.5% royalties (sometimes NET) when the oil and gas production privileges were farmed out. In a perfect world we would not have to go through Columbia Gas. At the same time neither would Hilcorp. Hilcorp continues to indicate they truly desire to develop the oil and gas resources. Hilcorp has been very gentlemen-like in their approach to the situation. The 15% royalty means you could be handsomely compensated for your resources, even though there is a dual interest in the Oil and Gas (Columbia Gas).</span></div>

This arrangement along with our offered 15% royalty means Hilcorp’s overall payout will be right close to 20%. The business economic model that drillers strive to maintain is a 79 to 80% margin for themselves, after all they are doing all the work. This Hillcorp offer allows them to maximize their royalty offer while still staying within operator industry standards.</span></div>

The other <strong><u>possible</u></strong> <strong><u>changes</u></strong> they proposed in addition to those mentioned at the 9/12 & 9/13 open house include:</span></div>

The Roth Blair law firm will have had the opportunity to review Hilcorp's Lease Amendment. Lawyers will be available to go over Hilcorp’s offer with interested parties when the Lease Amendment is prepared. This could be done in seminar format so folks can hear each other’s questions, and receive an answer. We recommend that you discuss any Lease Amendment with an experienced oil and gas attorney before you sign it.</span></div>

The only reason he was here was because they have moved the planned route and it now includes my property....and they are planning to walk the route starting tomorrow and rightly so...he realized he needed to talk to me first.</p>
<p>This is the same line that includes the county lands recently signed which was in the Mourning Journal and posted here. I know this because the agent mentioned it...noting they paid them $12 a foot.....what he would be offering me if they decide to use the amended route...and I agreed.</p>
<p>I see from a message sent out to those who are members of this list that someone else was also approached recently. </p>
<p>While tbere has been a bit of discussion regarding pipelines...I dont recall much back in March when surely folks were being approached... i see this like gas leasing...lets come out of the closet on this and not play into the hands of these agents who are like landmen and would prefer we dont talk to each other.</p>
<p>I did check out the agreement posted on the ALOV site....it looks pretty good and a better alternative to what I am sure the form agreement is that these agents offer first. I would appreciate any comments on what you guys think of tge provisions included.</p>
<p>Company building the pipeline is Cardinal Gas Services....he admitted, yes a subsidiary of Cheasapeake....saving they are from Canton, Oh.....A little slippery like a landman....telling me what he thinks I want to hear...bending the truth...as Chk does have an office there.</p>
<p>The agent and I didnt talk seriously yet... I asked him basic prices he was talking and he quoted the $12 like the county paid. I asked about pipe depth and he said 3 feet...while I countered that 4 seemed more reasonable and matched what I have in my gas lease.</p>
