All things pertaining to leasing and drilling in Venango County.
  • Kevin J Ryan

    New member.

Have 19.5 vacant acres in Venango County, Clinton Township, about a mile or two south of I-80. Does anyone know of any leasing activity in this area ?

I am somewhat aware that the industry is in a 'hold' pattern due to many issues. Just wondering what the probability is for any activity in this area 'short term'.Picture%20371.png

Appreciate any perspective anyone can offer.

    Thanks

    Hello folks,

I see a lot of new people joining. Has anyone heard of any leasing or other activity in Sandycreek Township?
  • ShaleAdvice (Steven C. Townsend)

Yes. This may be another new area of focus. I've been approached my several companies.
  • ShaleAdvice (Steven C. Townsend)

We are scheduling a landowner meeting in Southern Venango County in the next couple of weeks.  Currently we are looking for a location that will accomodate a rather large meeting.  Our experience is that we generally have 50 to 100 people attend and therefore want to make sure everyone has the opportunity to have a seat.  With the holidays around the corner it may be difficult to reserve space, so if we can not secure a proper venue, we may need to push the meeting back. I assure you it will be worth the wait once you understand your options!  This is definately not the time to sell yourself short.

The purpose of the informational meeting is to discuss the issues relating to shale including but not limited to the lease, addendum, surface and water protection, oil and gas legislation, and future litigation as a result of the lease.  Many landowners who have signed up to have their property marketed by other organizations have come to realize that their are far more issues that arise after the lease is singed and the bonuses have been paid.

Should you have questions before we secure a meeting location please email me and I will personally answer you questions.  stownsend@shaleadvice.com

Thanks, ShaleAdvice. Keep us posted on the details of the meeting. Just curious, when you say "we" are looking for a location, who is "we"? Are you part of a landowner group?
  • ShaleAdvice (Steven C. Townsend)

We have created landowner groups in several counties. "We" is ShaleAdvice.  I don't want to cross the lines of this forum so I don't advertise or solicit.  I use the forum to inform landowners about free informaitonal meetings for the purpose of securing a landowner friendly lease.    We began helping out those who were tricked into signing bad leases years ago and are trying to prevent it from happening again.

Just wanted to let everyone know there is a meeting for landowners at the Kings Family Restaurant in Franklin at 6 PM on Wednesday, Jan 25th.  We will go over leasing terms and discuss options for landowners in Venango County. Bring friends!

  • sallyrachuba

Could anyone tell us what went on at meeting.  What other landmen are in area since Shell moved out?  Could anyone give phone numbers is possible.

  • Jim Litwinowicz

The meeting;  the attorney went over several items about leasing including their history of over 300,000 acres leased (with several more groups in the process)  and the extent of their services for the landowner. He also said that in the last couple of weeks they have been getting inquiries from several companies asking if they have any land available for leasing in Venango Co. He is going to try to get some more detailed info from them like what specific areas/townships they are interested.

We will be scheduling another meeting soon and I will let you all know when and where as soon as it is set.

M & P Law has a meeting set for Wed the 15th of Feb at the Franklin Quality Inn at 6:30 PM. If you have a lease and think it may not cover the Utica, bring it with you, the attorneys will look it over. They will do a power point of how they market the rights, explain leasing issues, and answer all questions.

We've realized that there are a lot of people in the Pittsburgh area that own property in Venango Co.  Therefore, we are going to hold a meeting in Cranberry Township in Butler county so that these people can attend a meeting with out making a long drive or getting home very late during the week.

    Monday, March 26, 2012 at 6:30 p.m.
This meeting is for those landowners who live in the Pittsburgh area and will be
held at the Cranberry Municipal Building, Senior/Teen Center, 2525 Rochester Rd.,
Cranberry Township (Butler County), PA 16066.

Come on in, say Hi and ask all the questions you need. And tell any other Venango Co landowners you know to come by also.

  • Jim Litwinowicz

P umpjack;  not sure what your talking about. Who did you sign with in Oct? And what extension did you sign? Why was an extension necessary? You may need to talk to the attorneys at MOPO law as I am not an attorney.

It would appear there lease and addendums are pretty straight forward

he signed for 2750 and 16% and got to keep his shallow oil

    info@ctxong.com

good luck don't shoot the messenger

    good luck to all

  • Jim Litwinowicz

Crystal; the meeting is at the Quality Inn at 6:30 PM  Bring your neighbors and ask for me when you get there.

  • myles fetterhoff

Please be careful these group want to have part of your bonus money or percentage of royalties.  They neigiate the finalo dealo behind close doors and you never know what big energy actually paid for your lease.

  • Jim Litwinowicz

Not true Myles, they will know who they sign with.  As a matter of fact, we will show the group the three or four best offers, go over all the terms and addendum, and then let them vote on which they like best.  And when they sign a lease it will be directly with an E & P company, not a flipper, aggregator, or a front company working for a mystery company.

One should be careful of groups that ask for upfront money with no guarantee of ever getting a good offer.

  • myles fetterhoff

some group have you sign and the door with your naME AND ACRERAGE AND THEN THEY SAY LOOK ALL YOUR NEIGHBORS SIGN UP.  tHEY TAKE BONUS MONEY AND A PERCENTAGE OF YOUR WAGE OR SOMEONE IN THE SHODOWS PAY THEM FOR THE LEASE OR THEY TALE ALL THE FORMATION.  oR THEY LEAVE OUT LANGUAGE FOR WET GAS.  yOU MUST HAVE EVERTHING RIGHT IN THE LEASE OR YOU ARE SCREWED.

Diamond JIM beforeyou chase me on this county site you carpetbaggers try to fleece on

as I have stated to take that bet

you would take 6% from the restaurant no tip that would be absorbed by the restaurant and then you would want a 90 day extension to pay

last time I saw you you couldn't valet park your escalade at the franklin quality inn

  • Jim Litwinowicz

C'mon p umpjack ...take the bet

M & P and Cx-Energy have announced a deal for Mercer Co with Halcon for $3850/18.5% no deductions with a very good lease. Best part is that it only covers deep rights, below 1000' below the base of the Speechley Sandstone.  That will allow landowners to lease their shallow rights to  a shallow driller and possibly get free gas. (The lease gives Halcon the right to match any offer) I don't know for sure what a shallow lease is worth but I'm guessing that would be another $500 to $1000 per acre for the landowner. Good deal.

We are working with several companies to get a similar deal in Venango Co

  • p umpjack
