    Shortly, as in tomorrow, next week, next month? What papers? Is this complication specific to Columbiana County or will it affect other areas in the Utica Range?

    I do have to add directly to Bill-  What purpose is there in posting such a "cloak and dagger" statement without elaborating?   While I question all of what I hear and most of what I see, statements such as yours are "worth the paper they are printed on" and add nothing to the conversation or mission of this site.   If you are unwilling, unable or uninformed enough to share anything specifically maybe you shouldn't share at all.   ie What's your point dude?

    What the issue may be I don't know but they are working on the Trebilcock pad. Last night they brought in another big dozer.

    My son heard from another kid at school that the Sanor well is taking longer than expected. I guess they are drilling through some kind of wet sand that is really clogging up the drilling pipe and makes the drilling go slower. I have no idea how accurate this information is or if the whole county will be this way or if this is what Bill was referring to. I guess the rig is heading to this kids dad's farm after the Sanor well is drilled and this is how he knows this information. I guess Chesapeak told them that it would be later than expected when the rig makes it to this new pad.

    Hope that's it , sounds like a minor problem for the land owner. I'm sure the drillers have dealt with sand before.

    Sounds like business as usual.  Can't imagine every well goes exactly "by the book" - if that were the case anyone could do it!  LOL

    Good morning all. I was just looking at the member map and was wondering if there has been a map made up of the well sights, that would be updated as the are drilled. Is there any info on these thoughts or sites to visit for the info. Thanks in advance for any help. Have a Great Day.

     Hello, anyone out their know anything about Chesapeake buying out great lakes leases or other words extending the 5 year option in paragraph 19 at 2006 prices any information would be helpful . Thank You

    Kat bird, I live in Hookstown,PA. &we had a lease with Great Lakes with a five year option. I understand that CHSPK. bought them out. Our lease was up last August & we signed on with CHSPK. Our lease we signed 5 years ago with Great Lakes was $10.00 per acre and we signed this past August was $2,350.00 & 15 %. Five year option here too. Our next door neighbor just signed 2 days ago for $3,250 & 17 % . Hope this helps.

    Dont recommend cashing any check received from CHK for the extension of a Great Lake Lease at old prices.  Paragraph 19 is not well written and I does not appear binding on its face.  Proceed with caution.  Should be able to get a much better price from CHK to extend a Great Lakes lease.

    Kat bird, So sorry you are not well. Just wanted you to know that the land man that was with Great Lakes was NOT a notorey........(SP?) when we signed with them......therefore, NOT LEGAL !...... you might want to check out if yours was ? Good Luck to you, Nancy

    Kat Bird, I'm in a similar situation. Was told by CHK that they would be setting up an appoint at our home. So far it has been 5 weeks and they still haven't called. They are running out of time with the GL's lease.

    Other than that I can't help you. Call a lawyer and have him ready to help.

    We advised Cougar that we did not want them on our land.  That was in November. And that was on advise of our attorney.  This week we received a rather terse letter from an Alliance, Ohio law firm threatening legal action against us if we don't let them do the testing on our 100+ acres.  They did mention $3/acre.  They mention Chesapeake in the letter, but what is the relationship?  Has anyone else received a similar letter?

    Bryan- is your property leased?  Cougar Land Services does seismic testing.  Chesapeake hires them to do their seismic work.   I would think if you are leased you cannot decline having the seismic testing done.  You can negotiate a favorable contract that meets your demands/needs.   I believe ALOV has developed some resources for seismic testing contracts.  You might want to contact.   Good Luck.

    When cougar was here and we weren't signed yet with Chesapeake we asked what would happen if we didn't sign.  They said there just would be a black spot on the seismic map.  They made it seem as if it was no big deal.  I guess it is.

    Any one have any info on the Brinker Storage Field. my property seems to be in it. i would like to find out how to get a map and copy of lease aggreement

    Lisa- there are several threads on the Brinker field in the Discussion threads above, click on the "view all" button and you should be able to find them.  

    I know quite a bit about the field.  I will friend you.  As far as a copy of your lease- the county recorder's office is where you need to go for that.

    Hi. I am new to this site. I have mineral rights in Columbiana County on 200 plus acres. It is clear that Chesapeake is the major player in the area, but they seem to be dragging their feet (we have a verbal offer but no paperwork yet). What has been your experience with Chesapeake? Who have you dealt with? Is it possible they are simply slow to get us the paperwork, or might they be waffling on the deal? Are there other exploration companies that you have had success with in the area that I might contact? - Thank you for your help.

    Todd this site is full of information. Not trying to belittle you but the picture is massive! Billions are involved into the leasing of thousands upon thousands of acres.  

    It might take a while with the logistics involved in all of this. I suggest you buy a can of coffee get ready to make a lot of it,  and look over this website as there is a ton of things to know even before you get lease fever , lol.

    Thanks for the quick response, Billy. My brother is in the O&G business with one of the majors, so he is both educated and versed in the language, at least from that side of things. Our concern was that we tried to add the Pugh clause, thinking CHK would lease and tie up the land with a shallow well, thus restricting us from further leasing deep rights. Any thoughts on this?

    Hi Todd, 

    I wish you well but I hope you come back when you figure out what you do with your rights and post to help others.  It seems so many come on and ask a question, read the board which is a great idea but never post what they did or found out.  IMO right now the oil company wants it all.  If you don't care too much about the upfront money than they may work with you.  We started with a consultant who found us 5600 but that was just a standard lease offer and we were told the price would drop as each request was added and granted. I do have to say we were looking to restrict surface use so I don't know how they work with landowners concerning depth.  I've read a couple recent leases, mine included and they took all but the coal, gravel, timber (clause in lease though) upper stuff with not depth listed.  We learn as we go :0(.

    Hi Kathleen, and thanks for the quick response.

    Are you referring to (IMO) Imperial Oil of Canada? Do you have a contact with them? Chesapeake has verbally offered us 5850, and we are dealing directly with them (not through a consultant), but maybe, as Billy suggested below, they are simply bogged in logistics as we await the inked paperwork. I'll keep you posted as I learn more.

    It was through Chesapeake, we landed up jumping into a lawyers group for that same offer you got with 20% gross with I hope turns out to be a decent lease.  You just never know what can come up.

    If they are still offering you that than that's great.  I've read around the board and from our lawyer they are not leasing everyone in the area anymore.

    I still think if you ask for changes the price changes but it most likely is worth it later on down the road.

    We also got the 20% offer. Would like to discuss the lawyers group with you in the meantime that you mentioned. For Chesapeake wants to deduct $150 an acre for legal fees. Will you email me your number on here so we can discuss?

    Hello all, new to the site as well as mineral rights leasing. we recently received an offer from dps for our 3 acres in columbiana county, unity township. seems like a very low offer compared to what im reading. is this because of the small acreage? looking to educate ourselves on the subject before we make any decisions. there is a lot of info out there any advise on where to start looking first?
