    my understanding all districts, the ad in the newspaper said to bring your tax ticket and source deedto the meeting . for questions call chesapeake at 1-877-245-4164. i was wondering what kind of bonus they were offering. i think marshall was at $2850 18%.

    good to hear that figure is right from marshall county . i suppose someone will post the tyler county details before to long. i think chesapeake will try to lease all the acres they can why the price is low. i will post info as i find it .

    that is a good price.. dont get me wrong some counties in PA are have received $5750.00 per Acre.. if it will get to that level here only time will tell . but i agree i would lease some, hold some back for that price.

    What does the 18% correpond to at $2850 per acre, what is that percentage?
    Also, is the Royalty being offered 12.50% in Tyler or can we get more or is Cheasapeake offering more right now?
    Does anyone know the coverage area in acres that each well is expected to encompass?
    Also what daily production rate in MMcf do they expect these Tyler wells to produce and for how many years?

    the royalty is 18% of production from your acreage that you lease . the $2850 would be a sign up bonus for leasing your oil gas minerals per acre usually for a 5 year lease. 12.5 % royalty is the minimun by law in wv. i have never seen the chesapeake lease offer , maybey someone will post it. i not sure on unit size i have heard 640 acres.

    Thanks for the post! If anyone has the proposed Cheasapeake Lease or if the terms are negotiable, please let us know. I am interested to see their terms and if anyone has had success negotiating up.

    If there is an old oil well on the property............will that affect the lease? The well hasn't been in operation for a long time.

    if you decide to lease your minerals, the company that leases will run a title search on your minerals. so you will find out . smebody at one time had a lease since theres a well. if its old it probably would not effect you. probably abandoned well. you could go search it your self at the courthouse. or just lease the acres , and let them find out.

    no one knows everything , but a few heads are better than one. knowledge is what we all need to get a fair deal on our leases, that what i would like to see. i think everything will work out just fine.

    Does anyone know if Chesapeake is drilling a test well in Tyler county?

    Magnum Hunter Triad is drilling a well in Centreville in the next month or so. We have negotiated a pipeline agreement through our farm and will be talking to companies about leasing shortly. I understand that Chesapeake has been delaying settling on lease agreements they had made.

    Centreville is on Route 18 between Middlebourne and West Union. It is at the intersection of 23 and 18. Our farm is up Indian Creek, which is about 5 miles from there.

    My property is near pt. Pleasant and have others on the property with lease in hand. I was told I would be contacted soon, to get lease, several royalty payouts. No call from Chesapeake in 2.5 years, my info was given to them. What does anyone think of that, so weird? My tax deed is very legit., I think they have been on hold waiting on a natural gas push. I think the disaster in the gulf may fuel that switch, any thoughts?

    Know of anyone trying to form a property owners group to explore a joint venture into leasing our land in Tyler County for gas exploration? Mineral owners in Ohio County have formed the Bethany Group. They control about 26,000 acres. They are attempting to negotiate a lease with Chesapeake and others. I would be interested in joining a similar group in Tyler Co.

    I live on this property and have many questions: How does drilling affect the land? Is it true they need 6-8 acres for the work? Will drilling affect my water well and fishing ponds on my property? If they drill horizontally at 6000 ft, how do you know exactly what land they are under? Where do they get their water and what do they do with it when they're done? I'd really appreciate some feedback, thank you very much.

    i have been contacted by continental land resources on possibly building a unit on wick road 6/ 3 and sancho creek south of middlebourne . has anyone had offers in this area, chesapeake will do the drilling.

    We are speaking with several companies and expect offers within the next few weeks. We have heard that Chesapeake is backing off of some lease contracts before they settle, very possibly because they are so far behind it will be years before they can drill them.

    Continental has website http://www.continentalland.com/ ph number 304-720-9376 charleston wv office you can call them ,they will have someone contact you. see if they are leasing in your area. cant never tell what there up to. there offer was $1000 14% per acre i would be interested in hearing any other offers ayone might get so we all can get the best deal.

    I tried the number - it didn't work. I checked the website and it had the same number. I called the main number in Arkansas and she gave a new number but no one answered at that. It's 13048651144 should you want to try later. I'm also not sure what there up to, but they sure aren't very organized.

    i have never used the website number , they contacted me directly, from courthouse search that they wanted to lease my parcel. when i make contact again i will ask if its ok to call him directly or who to contact for leasing in your area. i will post when available.

    ok on location ...i know most units are around 640 Acres obout a square mile . they built a unit in monongalia county it is 569 Ares and have been putting 6 horizontal wells on one location the pad location takes about 5 acres. if this pans out or not . it is inevitable they will be going through your area . if the economy had held out it would have been sooner. i think there only leasing what it needs to build a drilling unit.

    The Weese Hunter 1001 may be the nearest horizontal well being drilled to the Sancho Cr/Wick area. It is located just south of Tyler. Driving south you may be able to see the site from Rt 18 after you cross McElroy Cr. Look out the driver side windows. Well is located about 700 yds from the road. I think the well is scheduled for completion in November. The production from that well could have a significant impact on lease offers in our area.

    I have seen that well.............and I agree it will defin have an impact on the lease offers. Is there a way to find out when that well is completed?
