Trumbull County, OH

Things are heating up in Trumbull County and this is the place to talk about it. The Utica is looking more promising and, for better or worse, Trumbull County could be right in the middle of it.

Has anyone gotten their lease check from Shale Investment Fund LLC yet. We signed in Jan. 30, 2012. Also when will the next meeting be. We were told we would be notified nothing yet. thank you Darlene

  • William Otis

Sage59, from what they told us in the meeting in Hartford, and in Vernon, they have been doing the work to clear up old leases, but contact Dave at SIF on this.

  • Kevin Rishaw

Everyone was all over shale investment fund buying beef. How did this get missed?

We were told by a BP representative that BP is pulling out of Trumbull County on the 29th, I believe, to search elsewhere where the market looks more lucrative. We did, however, sign a lease yesterday with them for $3,900 per acre on 5 acres in Vernon Twp right off Rt. 5. An attorney handled it for us since we are from out out town and own the land from a distance.

Gina, What is the name of the rep? When you say BP is "pulling out of Trumbull County" do you mean they are not interested in new leases or that they do not plan on honoring the leases already signed? Either way, it seems strange considering this article in yesterday's paper http://www.tribtoday.com/page/content.detail/id/575546/BP-executive...

  • C Middleton

The link below doesn't work but the title is "BP executive settles in" and discusses BPs presence in Trumbull.

  • Gina Boltz

    Hello C Middleton,

From my understanding, BP is focusing on other counties with several kinds of oil possibilities. Trumbull Co, apparantly, has mostly natural gas.

What I gathered from our conversation sounded like many BPe officials had planned, and wanted to, remain in Trumbull, but it was someone else's call.

I'm uncomfortable sharing the rep's name.

  • tomvargo706

If that were true, they would not have signed a additional lease with you in Trumbull County yesterday. Point pleasant is a wet gas area.

They could have meant that they would be expanding into additional counties.

They probably just gave you that line so you would sign.

  • Gina Boltz

My attorney represented me and checked out the details. I'll let you all know if a problem or something of interest comes up.

how can anyone pull out of trumbull when no one is even here yet?

  • James Kerns

Hi Gina and all of my fellow shale owners,

Gina, you can tell when an O&G landman or Rep. is lying, when you see their lips move.

BP is paying on their leases aquired through ALOV, and the deal was all or none, remember. This means by accepting and paying on any ALOV leases signed they can only avoid paying everyone else from that group, and doing so on time, would be if the lessor in question has an incurable title defect.

All others who sign up with them, or another outfit, would be subject to whatever you can negotiate, and payment would be according to your lease language.

I wish all the best of luck.

If you get more money or a better lease that is wonderfull. We all have to make our own choices and live with them.

BP, i believe is hear to stay. The prices for holdouts will go up, and only if, the landowners demand more money and possibly better leases.

  • Kenny

What they heard about BP pulling out of Trumbull was a misunderstanding.  They are not taking any NEW leases in Trumbull County unless it is within one of their proposed drill site tracts.

They are still active in other counties, it is just that they have close to 100,000 acres in Trumbull County and they want to spread out and gain a position in other counties.

  • D

Both bp and shale investment fund are having people sign leases that the oil company can back out of. Anytime before the signing bonus is paid, the oil company can back out. These are bad leases. There are hundreds of people getting turned down in sept by both companies.

We are committed to these leases forever. Thanks to the fine print, the oil company can back out any time they want. They make you wait 6 months for a signing bonus and if they dont want you, they turn you down at the last minute. Nothing fair about that. How many people are getting turned down on sept 17. waiting 6 months to be turned down sucks.   and the

So now that the news is out how Halcon was cherry picking and weaseled their way out of multiple leases of those involved in a land owners association over in Mercer County (of course, sounds like a bad negotiation by the Land Association compared to alov's which was all or none)....what does that mean for us that signed at the West Farmington meeting? I believe most of us left believing that as long as our land titles proved cleared, it was a done deal......now, are we waiting 6 full months just to hear they turn you down for no reason at all?

Is everyone pulling out their contract with SIF looking for the words "due Diligence" My contract doesn't even mention the words , it just says if they don't pay me within 180 days, this contract is null and void......I guess that means they don't even have to run a title search on my property if they already know they don't want it....which contraindicates their verbal sell "if nothing else ,you get a free title search out of this" (just speculation on my part).

SIF, they'll tell you they are "exclusive" reps for Halcon...OK! I Fell for that one. They've been pushing hard around northern Trumbull. For everyone else around Trumbull  that hasn't signed yet with SIF, do yourself a favor and wait and see just how Halcon is going to treat your local neighbors (or atleast get them to put a clause in if the land clears title they are obligated to proceed....yeah, right, like Halcon will sign that).

Speaking of neighbors, Hey Dave, You've been promoting SIF/Halcon so much around this area and on this site.....any words of wisdom....or truths anyways?

Does anyone know if Chesapeake is still in Trumbull county? I'm in braceville township and have a lease with Chesapeake and someone came around with a contract for seismic testing. I was wondering if chesapeake was behind this or did they sell my lease.
  • William Otis

Has anyone been picking up a free copy of Shale Play? It's a good publication, and may answer a lot of your questions.

This is definitely a "happening thing," and it isn't going to go away, and I do believe, Rowe, that Chesapeake is still in "play" — little pun!

  • john p halloran

    Yes I have it's a nice publication

    Where do you get it?

Might I ask how did Trumbull County vote for Obama when some of you will possibly be considered  as rich targets for  Obama to tax?

  • Oliver Perry

Billy, Obviously there are more registered democrat voters than there are oil & gas leased voters. Romney never had a chance in Ohio.

  • Warren Kalmar

I am in the northeast corner of Vernon township, Trumbull county. Have not signed or been approached by anyone regarding my 10+ ac.  Is there any activity here now or future plans?  Any ideas for a contact?  Thanks  Hank

  • MJ

    Warren,

I think most folks in vernon signed with either BP or Carrizzo (flipped to Halcon). Landowner groups like ALOV helped the process.  There are pros and cons to landowner groups - but my suggestion would be to research - ODNR and county recorders office are great places to start - along with with the great folks here on this site.  It is possible to negotiate a lease on your own that best suits your interests with or without an oil &gas attorney.  This is of course dependent on your savvy.  With 10+ acres - I would expect to hear form a landman/woman soon as this play develops.  Best of luck!

  • Tom Frey

Does anyone know if BP will send out 1099 forms for the bonus checks that were received in trumbull count leases?

  • Mark Allen

the time is coming folks, the best marketing teams will be active in Trumbull soon. We r getting calls from our clients.  I am looking for an average market value, I have been told $3500 and 20% is the median.  Is this even in the ballpark?

  • GRACIE MAE

You've got my interest but who are you to be getting calls from what clients and you're asking everybody here if that $ & % are in the ballpark? I don't understand. Please enlightening me.

I drive past the well that is approx. 2.5 miles south of Johnston Township center on Rt 193 beside the tracks. Last couple days, I see that Dominion is putting some pipe in the ground heading North from the well. What does this mean?

  • MJ

Infrastructure is beginning to be put in place.  These wells need pipelines - lots of them - at least for natural gas transport.  We here in Trumbull county already have some in place from all the drilling that took place in the 70's - 80's.  The Oil and Gas Companies - I am sure have a plan, and we will see how they connect the dots in the very near future.  Any of you near the Pa. Line - check out the "well flaring" in Mercer county - Phillips 1H.  Kinda like a giant Tiki torch.  I guess this is done to burn off natural gas that needs to be vented for pressure testing of the well.  I am only reiterating things that i have learned from this site and what I have seen
