Sam, Thank-you for your reply to my post under the Dale/Chesapeake Post. I must be learning something for everything you said was already going through my mind. Now it is just  deciding which is the best option to take. Of course there is a lot more to the lease than the few things I listed. I didn't want to post all the details in such a public place. You did read between the lines so well.

Have you had any interaction from a company called Northeast Appalachia Land Service(NALS)?

Thanks for your information, they are offering 3300 per acre at 19 percent, this is the best offer in our area. Our land group's attorney is hesitant about promoting this possible opportunity, even though he stated the lease was fair.
