I think I am in need of an experienced attorney in the natural gas lease and royalties field.  My husband signed a lease with Chesapeake in Nov of 2007 for our 4.798 acre lot, receiving 100.00 per acre.  It was my understanding our lease was sold several times however we really didn't receive anything stating that our lease had been sold.  In 2010 we received notification from East resources that they would be conducting seismic testing on our property and then a consumptive water notification along with a drilling map.  We now have a well on each side of us, (a SWEPI LP pad "Dandois 482", and a Talisman Energy pad "Crank")  Both well pad land owner properties border ours.  We are not receiving any royalties from either well.  I am unsure why.  I just went to the post office to pick up certified mail from Talisman Energy and it is a check for 479.00 to renew our lease.  I am unsure if cashing the check is a good idea.  Our land was tore up during seismic and never repaired and there isn't any possibility of wells being put any closer to our home then they are right now to put us into royalties.  I was wondering how much you would charge to figure this out for us, where your office is located, and if it is worth looking into?  Is it maybe our lease with Chesapeake that is keeping us out of the royalties for the existing wells, are we being overlooked, or should we cash this check from Talisman because it's all were going to get?

The fee would be $250. I would need a copy of the lease and communication from East Resources including Unit map.

We purchased land (2 lots that total approx. 5 acres) on Delmar Ridge, Wellsboro, Tioga County, PA. When we purchased the lots, the land leases transferred to us from the previous owners. The land leases were signed in December 2007. Within the last 6 months we have been receiving correspondence from East Resources and Ultra Resources requesting that we sign documents that will give us 0.0002% royalty. There is a clause in the land lease about commencement of drilling within 1 year of the signed lease, but I'm not sure it that happened or if the rate offered per acre is negotiable. Also, not sure if the royalty amount is negotiable or if we are locked in.
