Can you tell the experience you had with Northeast Applacian Land Service, they are here in beaver county, the group attorney doesn't have experience with them and is hesitant in dealing with them. He stated that it was a good lease but concerned they aren't reputable

Jim,

We decided to go with CX but on the condition that we will get paid according to our survey acres and not our deeded acres.  Surveys(signed and stamped) are not recorded since we will have to pay higher property taxes.  The surveys were acceptable to ADAPT and Range Resources when they offered leases.

Parcel # 1 - Wayne Township, Crawford County.  35 deeded acres, 51 surveyed acres.

Parcel #2 - East Mead Township, Crawford County.  25 deeded acres, 45.85 surveyed acres.

Total acreage - 60 deeded acres, 96.85 acres.

If acceptable, please send us a contract to sign with your leasing company.

I did get the phone number from Ron - I will call later today to see what they have to say.  I don't like how CHK is using sign in 2 days or you won't get a lease- CHK can't forget it...I don't need a lease that bad that takes advantage of our property and doesn't protect it. Thanks for letting me know how you feel about Hilcorp- anything else you can think of that I should make sure is in their lease? Does yours say 20% no deductions?

I am in Mahoning county, Beaver township. I am looking for a contact  to call a Hilcorp rep to see what they have to offer. I heard that its $5000 per acre and 20% but I don't if its a landowner friendly lease or not.

Will continue to read your posts. Am hopeful that things will go well and that I can lease my property in 2012. Don't want to inject politics but appears taxes will be going up considerably in 2013. Will probably be worse if Obama is re-elected which I am afraid is going to happen. You might look for article on Chesapeake. Appears that their CEO may be doing something questionale if not illegal.

I'm in Delaware Twp, and I signed in Oct., but then signed for the extension in Dec. Supposed to be paid by April 15th. My question is: I was under the impression that we would get some kind of services( tax planning, etc.)  for the $250.00 fee. I know they are having meetings with FNB this week, but unfortunately, Tuesday evenings are already filled up for me. Are they going to offer additional meetings or was it a one time thing?  If something goes wrong with the lease restrictions, would MOPAW represent this group or would we have to pay for their services again?

Thanks Jim, We have lived there for about 27 years and we own the whole mountain Timber , house , Pole barn, Pond, And we planted 2 million ginseng seeds on the north east slope 15 years ago. YES, YES, YES, and YES again!  I, and my family, have been going there since it was the Silver Fox across the street at the winery. It was a cool little place then, but it's a way cool place now! I drag all my friends and relatives there when we come up to the country...

I am impressed!!  How did that all take place?  I've always wondered. Had a period of time when we weren't up there much, then tried to go over to the Silver Fox one night, and low and behold, this really awesome new building is there on the river!

I took pics of the old bridge being torn down and rebuilt and the new restaurant landscaping being completed...We had my son's engagement party there...Geez that place is like an institution in our family!

Jim, wanted to get your thoughts on options I may have etc concerning my lease. I signed in wave 1 of the Mt Jackson group with Hilcorp. My lease states that payment will be within 90 days of signing (not business days), with 20 extra days allowed incase of problems. I also signed a contract w/ them in very early December to split payment: 1/2 in 12/11, and 1/2 in 1/12 for possible tax relief. As of today, it has been 113 days since signing, making them over the contractually stated payment due time. I called and talked to several people at Western Land Sevices, and they said Hilcorp will not. E sending anymore checks out till 1st week of Jan. they are not sure if I am included in that lot. They did say my lease was accepted and sent to Hilcorp. I am simply wondering what legal options I now have. What is their current offers to Lawrence County residents w/in their target areas (which I am definitely in)?  At this point I would think they have legally broken their contract w/me and I now have some options to consider. It would also seem that this could possibly eliminate the portion I owe Coexprise if I break that contract and sign on my own, as the promised lease was not executed.  Just wanted to see your opinion and pick your brain a bit.

Jim I am looking for a good lawer to look over these lease agreements. Hilcorp was paying more money per acre then Co-Ex. Mabe they will match it.

Do you know of any interest in Crawford county? I have had several low offers in recent months, is this an indication that better offers will be coming? Any advice for landowners in Crawford county is appreciated.
