Good info, thanks Farmhouse.  We're in Susq Co dealing w/ Williams.  Is that who you were dealing with?  Last offer was $30/foot...which we declined based on Fang's info that it was still a low ball offer.  We haven't heard back.  They also offered to purchase our property & let us keep gas rights.  Not something we were interested in.  Dealing with this pipeline is more stressful that the gaslease was.  Curious. did they actually have their paperwork SAY $55/foot...they seemed to prefer if we increased our consideration fee as opposed to a higher price per foot.  I think that was to avoid paying anyone around us as much. 

Hi, Fang & anyone else who's received this type of offer...what pipeline company did you get the offer from?  Where are you located?  Pipeline guys were here again today.  Thanks for any/all help!

Thanks, Fang.  On the lease they provided looks like the address is Attn:  Real Estate-Midstream.  Do you know if Midstream owns Williams?  Curious.

"Midstream" is usually used as a "generic" term.

 

In the Oil & Gas business:

Upstream is exploration, drilling and production.

Midstream is pipeline/transportation.

Downstream is refining and marketing.

 

Is there what might looks like a company name listed?

 

Williams is a midstream company.

KinderMorgan is a midstrem company.

El Paso is a midstrem company.

Enterprse Products Partners is a midstrem company.

Targa Resources is a midstrem company.

 

Some of the larger O&G companies have a midstream subsidiary.

 

There are quite a few midstream companies.

Fang, can you confirm if Williams has paid this amount in PA?  Our landman is acting like we're crazy asking for this & now wants to meet again.  He wants to present a few other "options"....one of them being Williams outright purchasing our property instead of using as an easement.  Any info you have is appreciated.

Fang your right on the money at $2.oo foot. And Glenn to answer your question on royalties from this line no we are not get that this is a gathering line.  There no way they would pay royalties from pipeline and also get 18% on the 102 acres we own. We have well pad on the farm with 3 wells ready to go on line as soon as pipeline gets done mid october from what I have been told. They just layed out pipe on the propery this week. From the start of the well pad and pipeline being sarted was only 20 months, a lot fastner then I though it would be. It just up the every landowner to set a price but be nice if everyone would try and stay in the same ballpark.  Also was wondering if Midstrean has used the line that if your under lease with chk can put pipeline in for nothing (total bs), my anwser to them was do it if you can. Kinda changed thier tone after that. You have to stand your ground and not lt them push landowners around.

 

 

 

 

 

 

 

 

 

 

 

 

This has been one of my hangups with the leases that were being floated for some time.  they were open ended in the pipeline clause and some could place pipelines and you could get nothing.  If you have not signed a lease make sure when you do the clause states "for a well on lessors property or a unit in which lessors acreage is pooled".  Remember a pipeline rite of way is making that land virtually useless except for growing farm crops, you can not plant trees on it, you cannot put a structure on it but it will continue to show on your tax statement.  In any agreement state that it is for only one line and no line can cross it.  In Carroll County some got in excess of $75 per foot (fact).  We do have to have the lines or there will be no sale of gas productions but one can not allow themselves to be left with no options.

Not that I have ever seen

Have been informed that  a proposed pipeline on our farm at  the corner of Gundy and Hanover Ridge might be put on hold along with several other.
