Does anyone have any recent offers on the going rate of "Gathering Lines" in southern Marshall county? Just curious because the company that we spoke with said $1-3 per foot. I've also heard from others that they've had offers "Per square foot". Also, is this per actual foot of pipe of per foot looking at a map? I know that if it happens, it will contain 2 12" lines in ditch. Any help would be appreciated. I just don't want to be taken advantage of. Thanks!!

I did a contract with Dominion about seven months ago for a 12" line, only one pipe.  We received $70.00 per foot. They seeded with the seed I requested, placed two gates acrossed both sides of our property, brought all the timber down to a flat location so we could get to it, and much more.

DON'T TAKE THE FIRST OFFER.  GET A LAWYER WHO KNOWS ABOUT MAKING CONTRACTS WITH THESE COMPANYS. You will be glad you did.

Over a thousand feet or so. @ $70.00 per ft. plus other work I added to the contract.

Former landman, current WV attorney here.  I'd heard a few years ago that the rule of thumb was $1 per foot per inch, so for a 12" pipe you'd ask $12 per foot.  That's gone up now, as demand is increasing.  I like the idea of doubling the price for every 25 feet of RoW width.  

On another thread on this site someone (can't remember who or I would credit them) made an excellent point.  Think of a RoW as a rental -- someone is renting part of your property for the next few decades.  They're also getting the right to use most of the rest of your property in a "reasonable" manner as long as the RoW is in existence.  With that in mind, you really should be looking for a monthly or at least an annual payment for the existence of the RoW.  Some people have suggested asking for wheelage, same as is paid in coal mines.

Just some things to think about.
