Just curious...

I am in Liberty township and a few months ago got an offer to buy my royalties for 1500 to 1800 per acre, but they would do a more in-depth look if I was serious which "mite change the numbers" slightly....even tho I am not drilled or receiving any royalties ..talked to a landsman rite b4 I contacted them and he advised caution as there will be "significant" activity in my area in the "near future"....how about it, anybody else get an offer or hear anything or see any activity here in Tioga Co. ?

Good afternoon OT

Travis Peake  had their land man visit my bro several times in order to persuade him to "Get off the pot or do something."  After much cajoling we were told that Bro had finally signed like the rest of us.  To add to the confusion,  My sister's oldest son decided to claim his portion left by my sister. This was before the gas  drilling companies moved in. This nephew of mine, (we will call him number one), had 3 sisters and 2 brothers who also had an interest.  One brother died but he also had two boys. These five siblings  cared little about the property left to them.

"Number one boy"  decided to build a house on his portion. Later he decided to buy his other siblings out but that still leaves Bro with a portion of the share left to him and my sister. Now "Number one" wants to buy out my Bro.  Bro has his own reasons to hang on to it. I will not get into those reasons. But Bro now wants to contest the intentions of my mother's  will if sister should pass on.  He has finally come to realize that there might be a little or a lot of unexpected income.

Lets just say that GREED has shown it's face.

What happens is family members have to work together in situations like this. Dad told me that he did not think that any drilling would be done in this area for a very long time when he made the deal so many years ago. Mainly he was concerned with the few dollars from lease helping to pay the taxes. A person just cannot foresee what will happen in the future.  Bro somehow got the idea that our mother wanted our sister's share of the property to be  turned over to him if she passed away.  Sister died nearly thirty years ago.

Guess who has been paying all the taxes and upkeep of that property for those 30 years and living there free of charge for all those years?

No not me!

National Fuel Gas is a regional company which does everything from exploration to distribution.  [ https://www.nationalfuelgas.com/AboutUs.aspx ]   Tioga Countyy, PA is in Seneca Resources' Eastern Development Area (DCNR 595, etc).  Production has resumed after being curtailed in 2016  because of low prices.   Repsol and SWEPI are anchor shippers for NFG's Tioga County Extension/Empire Pipeline.

Granted there is some hyperbole, but - beginning with  "UPSTREAM AND MIDSTREAM BUSINESS OPERATIONS UPDATE"  (Page 2) of "NATIONAL  FUEL REPORTS SECOND QUARTER EARNINGS AND PROVIDES OPERATIONAL UPDATE - May 3, 2018" - there is a several page narrative of development status/plans.

Exerpt:
“We are also excited about recent updates to our near and longer-term operating plans that will allow us to continue the growth of our upstream and midstream businesses in Appalachia. Our ongoing transition to Utica shale development in the WDA is moving along quite well. Early results indicate that we have a large inventory of additional Utica locations in and around our core Marcellus footprint that will generate stronger consolidated returns, particularly in areas where new Utica production can use existing gathering infrastructure that was built during our Marcellus development. With a newly developed pipeline expansion project planned to be in place, we now expect to have the exit capacity and end-market diversity to tap and bring forward the value of our significant, stacked-pay acreage position in Pennsylvania, while also continuing to grow the earnings and returns of our Gathering and Pipeline and Storage segments and capitalize on the strategic benefits of our integrated business model.” - Ronald J. Tanski, President and Chief Executive Officer

Beats me.  But I would think the price would vary by pipeline and location.  That there would not be a single hub price.

Iirc that relates to their Western Development Area ... and they have not decided on the placement yet.

Probably thru hedging options when prices were higher

Mineral owner if that is indeed the case how do u explain getting paid 3.25.....?

When was the last time gas was above 3.25....?

it also depends on the verbage of your lease as well......

you could have an enhancement clause n they r doctoring the gas , but if that is the case u r not getting paid full volume price at the wellhead

read your lease terms very carefully

MO:  I did not see - for me - the point in joining a General Shale Group in addition to the classic Tioga County Group. But you have my support to start up a second, or even third, additional group.

Old Timer: I didn't say "bye" to you ... it was to those who were leaving the "classic" Tioga County group.

If "we all" were in agreement to leave, why did only two post to the new group?  (And one of those two people posted to both groups.)

Really.
